Some schools have been contacted by companies and told that they need an EPC if they don’t have one or theirs is over 2 years old. This is not the case as the mandatory EPC E rating is only for leased properties with lease terms between 6 months and 99 years. Most schools will therefore not need an EPC as they either don’t lease the buildings or where they do the lease is generally for 125 years.
There might be the odd school building that does need an EPC because they sub-let it to a 3rd party on a short lease. The other properties that we advise do need an EPC are SSO houses. We have completed a number of SSO House EPCs recently for schools that have ordered certificates via Services for Schools but there are a good number of schools that have not arranged for these to be completed yet.
