Market update
Kitsap’s housing market has remained stable through the first half of 2025. The average sales price of a Single-Family Residence (SFR) was $696,925 vs. $689,361 for the entirety of 2024. The most active part of the buying season tends to be the summer months, so look for an update on the market activity in a future publication of this newsletter.
Would you be interested in knowing more about your specific area in Kitsap? The office publishes the Sales Trends of the county on its website, which you can find a direct link to here. Once on the page, click on the different areas of the map on the left side of the page to get a more detailed look at a particular area. Each colored area is a different zip code within the county. You may also click on the bar chart itself to see a more detailed breakdown of the data.
Change of mailing address
Have you changed your mailing address? If so, you will want to update your account(s) to reflect your new address. Changing your mailing address is quick and easy. It can be done online at a time that is convenient for you. The Kitsap County Treasurer provides an online form that will send your request directly to their office. A confirmation email will be sent to acknowledge receipt of your request.

Elections that impact property taxes
Remember to vote by August 5, 2025!
The Kitsap Regional Library has a ballot measure for the August 5, 2025, primary election. They are asking the voters to increase their levy rate to $0.39 per $1,000 of assessed value. For comparison, the rate for collection of property taxes in 2025 is $0.27 per $1,000 of assessed value. You may view the ballot resolution here. Appeal deadline is August 22nd
Change of Value Notices were mailed in June. If a value notice was not mailed for your property, your assessed value has not changed. These notices are determined based on the value of the property as of January 1, 2025, and will be used to calculate the 2026 property taxes.
You can review your value and property characteristics on the Parcel Details tool that is available online.
If you disagree with the value, you have until August 22nd to file an appeal with the Board of Equalization.

Destroyed property
Did you know that Washington State law allows the Assessor to reduce the assessed value of damaged property as of the date of destruction? To receive consideration for this benefit you must apply to the office within three years from the date of the involuntary destruction and provide supporting documentation. Fire investigation and insurance claim reports are great examples of supporting documentation. Quotes or cost-to-repair estimates and photos are helpful as well.
