Community Meetings November 14 and November 21

Fairfax City is launching two separate projects to amend the Zoning Ordinance.

Small Area Plans Zoning Standards

The first project seeks to rectify contradictions between the zoning ordinance and adopted Small Area Plans. The City has adopted four small area plans for identified Activity Centers. Some of the guidance in these Small Area Plans contradicts the zoning ordinance. The goal of this project is to identify major points of contradiction and examine what, if any, updates should be made to the zoning ordinance to make the ordinance and policy documents more aligned. There will be a chance to learn more about the project and provide input at the community meeting on November 14 at 6pm at City Hall. Accessory Dwelling Units Zoning Standards

The second zoning ordinance project will look at potentially expanding what types of Accessory Dwelling Units are allowed. Currently, Accessory Dwelling Units are only allowed to be attached to the primary residence and occupied be either those who are over 55 and/or those with disabilities. City Council asked staff to investigate the possibility of relaxing the occupancy standards and also whether or not to allow detached Accessory Dwelling Units.
