Countywide Median Residential Real Estate Assessments Closer to Historical Norms
After rising sharply over the past three years, fueled by lingering effects of COVID-era market disruptions and demand for housing that outpaced available inventory, residential real estate revaluations in Chesterfield are returning to historical norms.
According to Melvin Bloomfield, director of the Department of Real Estate Assessments, countywide median residential property assessments increased by 5.01% from 2024 to 2025.
That’s much more muted growth than during the period of 2022-24, when residential assessments increased annually by 10.13%, 8.29% and 8.20%, respectively, based on market activity.

Board of Supervisors Sets Chesterfield's Maximum Real Estate Tax Rate for 2025 at the Current 90 Cents
At its meeting last Wednesday, Jan. 22, the Chesterfield Board of Supervisors authorized staff to advertise Chesterfield’s maximum real estate tax rate for this year at the current 90 cents per $100 of assessed value. Under state law, that leaves the board the flexibility to adopt any rate up to, but not higher than, the one advertised when it approves the fiscal year 2026 budget in April.
Approval of this item ensures that legal notices are advertised in a timely and prescribed manner, in accordance with the Code of Virginia.
Advertisement and other required legal notices and public hearings related to other tax classifications will be introduced at the FY2026 revenue and capital improvement plan work session in February.

Connect with a 9-1-1 Dispatcher Using Prepared Live
Heads up, Chesterfield! The county's Emergency Communications Center (ECC) has launched Prepared Live.
This software enables the 9-1-1 dispatch center to receive live streams, multimedia and location information from mobile callers in real time. It greatly improves situational awareness for first responders and ensures that appropriate resources are dispatched to handle emergencies.
Participation in video during a call is completely voluntary and consent of the caller is required. If the caller consents, they will receive a livestream link via text from the dispatcher, enabling them to activate live video upon click.
