GUS System Update – Implementation of Updated Desktop Underwriter® Specification MISMO v3.4 Document Version 1.8.2

On January 20, 2022, the Guaranteed Underwriting System (GUS) will be updated to accept XML file imports meeting the requirements of the Fannie Mae Desktop Underwriter® Specification MISMO v3.4, Document Version 1.8.2 (last updated on August 26, 2021). The specification document can be referenced at Fannie Mae’s Technology Integration Resources webpage at the following address https://singlefamily.fanniemae.com/media/document/xlsx/du-specification-mismo-v-34.

As a reminder, the Government Sponsored Enterprises (GSEs) have requested that lenders work with their software providers to implement the updated Automated Underwriting System (AUS) specifications, which includes the Fannie Mae Desktop Underwriter® Specification MISMO v3.4 v1.8.2 noted above, prior to February 2022 and will begin following up with lagging lenders and software providers accordingly.

If your software provider has yet to comply with the updated AUS specifications, you may experience some unexpected behavior beginning January 20^th when importing an older version of the Fannie Mae Desktop Underwriter® Specification into GUS. For example, some data points and/or enumerations that were valid in the Document Version 1.8.1 have been removed with Document Version 1.8.2 and can result in GUS file import rejections. In the event you experience an issue and are unsure how to remedy, please email the USDA Rural Development Help Desk at rd.hd@usda.gov for the quickest response. It is important that users include the following information in the body of the email:

GUS App ID (if applicable)
User first and last name
Organization/Lender Name
Time of file import (include applicable time zone)
Screenshot of complete error message at time of file import (if applicable)
Description/Screenshot of issue
Loan Origination System/Point of Sale System Name
