GUS – Desktop Underwriter® Specification MISMO v3.4 Document Version 1.8.2 Impacts
The Guaranteed Underwriting System (GUS) currently accepts XML file imports meeting the Fannie Mae Desktop Underwriter® Specification MISMO v3.4, Document Version 1.8.1 requirements [hereafter referred to as v1.8.1]. The system is currently being updated to accept the Fannie Mae Desktop Underwriter® Specification MISMO v3.4, Document Version 1.8.2 dated August 26, 2021 [hereafter referred to as v1.8.2]. It is anticipated the updates will become available in the GUS production environment by the end of January 2022.
Some Loan Origination Systems/Point of Sale Systems have indicated they will update their systems, as early as December 9, 2021, to export the v1.8.2 file prior to the GUS implementation in late January 2022. As a result, users may experience some unexpected behavior when importing a v1.8.2 file into GUS prior to the production implementation in late January 2022. For example, if the v1.8.2 file imported into GUS contains a data point that is not included in the v1.8.1 file specification (prior to late January 2022), it may create a blank record in GUS and require the user to make a selection in GUS following the file import (see example below).
- (Scenario) Successful v1.8.2 GUS file import includes data point Purchase Credit Source Type = Borrower Paid Outside Closing.
- (Result) This data point is not part of the v1.8.1 file specification and is not mapped to GUS in the “Other Credits” section of the Lender Loan Information page. As a result, the file import will be successful however a blank record is created and requires the user to manually key in the data following a successful file import.
- (Workaround) User visits “Other Credits” section of the Lender Loan Information page and manually selects “Other” for “Credit Type” field, “Borrower Paid Fees” for “If Other, please specify” field and enters an “Amount”.
The above example is not all inclusive of issues that may be realized by GUS users prior to late January 2022 when importing a v1.8.2 file. It is important that users include the following information in the body of the email:
- GUS App ID (if applicable)
- User first and last name
- Organization/Lender name
- Time of file import (include applicable time zone)
- Screenshot of complete error message at time of file import (if applicable)
- Description/screenshot of issue
- Loan Origination System/Point of Sale System Name
