The Juniper House development is part of the Council’s commitment to providing as many affordable homes as possible for local people. This scheme includes 50 per cent of the homes being affordable and also includes a pre-school nursery.
The scheme will also revitalise a key part of Walthamstow Town Centre by providing new commercial and employment space on Hoe Street.
Contractors for Network Rail were due to be working overnight on Sunday 9 and Monday 10 February 2020.

Work started this week on the fence line between Juniper House and 35-41 First Avenue.
When completed this work will include improvements to the shared garden area for 35-41 First Avenue as discussed and agreed with residents last year.
Inevitably there will be some noise while this work takes place.
Our contractors aim to keep any disruption to a minimum and apologise for any inconvenience caused.

We all know how important pollinators are for the production of our food as well as the role they play in helping tackle the Climate Emergency.
As part of the Juniper House development we are including open space which will be pollinator friendly, as will the improved gardens at 35-41 First Avenue. The new Pocket Park at the junction of First Avenue and Hoe Street will also include plants to provide food for bees and otherf pollinators.
Waltham Forest Council is currently consulting with residents to help us draft a Pollinator Action Plan (PAP) which:
- highlights the steps the Council proposes to take to help pollinators
- suggests ways that residents, businesses and community groups can help pollinators
Before the Pollinator Action Plan is agreed we want to hear your views on the suggestions it contains and also any other ideas you think should be included.

Please make sure you don’t leave your vehicle in the parking bays that have been suspended.
The parking suspensions also applies to blue badge holders and are in place so contractor’s vehicles can reach the site with a minimum risk of damaging parked cars.

The Juniper House development will bring significant benefits for local residents including a new nursery, new affordable homes and a new pocket park at the corner of First Avenue and Hoe Street.
The scheme will feature environmentally friendly measures including, including air-source heat pumps and solar panels which will provide heating and hot water for the apartments and cooling to the nursery and commercial elements. It is a car free scheme, except for people with disabilities.
The approved application includes:
- providing 91 new homes for local people, with 50 per cent of them as affordable, including three and four bedroom properties suitable for families
- providing a 53-place pre-school nursery with its own play-area on a site close to Walthamstow Central Station making it easy for commuters to use
- providing more green space, including a pocket park at the junction of First Avenue and Hoe Street
- improving the appearance of the area around the gyratory traffic system
- providing new commercial units facing Hoe Street which could provide space for local businesses and employment opportunities for residents
- providing cycle parking
- the Council keeping ownership of the land when the development is completed
The finished building will be a quality design landmark as well as providing new amenity space and a much needed nursery.
