Across Waltham Forest the Council is working to deliver more affordable homes for local people, including Council homes for rent and for shared ownership where local residents get the first option to buy so they can get a foot on the housing ladder.

The Greater London Authority’s annual monitoring report, published in October 2019, shows we have provided more affordable housing – at 42 per cent – than any other London borough since 2015. This is compared to just 17 per cent across the capital.

An important part of these developments is delivering improved transport services, new health hubs, schools and community facilities alongside new shops and work spaces to provide local jobs.

Plans approved for housing development

Essex Close Walthamstow CGI

Plans to build 20 new homes on a former garage site at Essex Close, Walthamstow got the go ahead from Waltham Forest Council’s Planning Committee on Tuesday 3 December 2019.

The new housing development, which will be delivered by Sixty Bricks the council's own development company, includes:

  • 20 new homes in two four-storey buildings
  • 50 per cent will be affordable
  • A mix of one, two and three-bedroom homes
  • Two fully wheelchair accessible homes
  • Landscaped communal garden with an under five-year-old's play area for the existing residents of 2-30 Essex Close and the residents of the new homes
  • Two parking bays for "blue badge" holders
  • Cycle storage for 52 cycles plus a cargo bike
  • Waste storage including recycling facilities
  • Solar panels

What happens when?

Essex Close site plan

Work should start on site during January 2020 when the hoarding line will be amended to make the site secure.

The main building work should begin in March 2020.

The new homes should be completed by Autumn 2021.

The Essex Close development is being managed by Sixty Brick, the Council owned development company, which has appointed Engie to build the new homes and facilities.

Engie has a long track record of working in partnership with Waltham Forest Council to deliver high quality homes.

On Tuesday 25 February 2020, 5 – 7.30pm there will be a Meet the Contractor event at Stoneydown Park Primary School Junior Hall, Pretoria Avenue, Walthamstow, E17 6JY.

This will be an opportunity to hear how the contractor intends to work on the site and keep nearby residents informed of what is happening and when.

Council officers and staff from Sixty Bricks will also be at the meeting to answer your questions.
