Building new homes for rent and shared ownership

Across Waltham Forest, the Council is working to deliver more affordable homes for local people, including Council homes for rent and for shared ownership, where local residents get the first option to buy so they can get a foot on the housing ladder. Our aim is to achieve 50 per cent affordable housing when taking account of all housing schemes across the borough.

An important part of these developments is delivering improved transport services, new health hubs, schools and community facilities alongside new shops and work spaces to provide local jobs.

The Council has been set a target of 18,000 new homes being built in the borough over the next 10 years and our aim is to include as many affordable homes within that figure as possible.

One of the sites identified is Lena Kennedy Close in Highams Park.

What is being built on the site?

The development at Lena Kennedy Close is being delivered by the Council’s Housing Development Company, Sixty Bricks.  This is the first Sixty Bricks’ scheme to go on site.

It will provide 45 one, two and three bedroom apartments with 50% of the new properties being affordable, including homes for rent and shared ownership.

Rents are set at social rent levels as well as offering shared-ownership purchase opportunities.

Local people and key workers in Waltham Forest will be prioritised for all Sixty Bricks purchase and shared-ownership new homes.  The social rented homes will be Council homes, let to local people on the Council’s housing register.

Four homes are designated as ‘wheelchair accessible’ and are adaptable for multiple needs.

Footpaths being diverted and working hours restricted

From Monday 12 August 2019 the footpaths through the site will be closed and the hoardings moved to the boundary of the site so work can begin.

During the work the contractor is limited to working Monday to Friday, 8am to 5.30pm. In special circumstances, and with the Council's prior approval, limited weekend working may be allowed.

The work is expected to take around 18 months to complete.
