Across Waltham Forest the Council is working to deliver more homes for local people, including Council homes for rent and for shared ownership where local residents get the first option to buy so they can get a foot in the housing ladder.
An important part of the developments is delivering improved transport services, new health hubs, schools and community facilities alongside new shops and work space to provide local jobs for our residents.
The Score Centre site in Leyton is currently the largest project in the Council’s programme bringing new facilities and homes to this part of our borough.
This key regeneration scheme will deliver more than 700 new homes, 50% of which will be affordable. In addition, it will link the recently opened Feel Good Too outdoor sports facilities at Ive Farm to a new centre of indoor sporting excellence, health hub, community facilities, nursery, improved town square and commercial units on the Score Centre site.
The new Score Centre site development will provide a significant number of new homes contributing to meeting the borough’s housing need. Half of the new homes on the site will be affordable, in line with the Council’s commitment that 50 per cent of new homes built in the borough on its land will be affordable, to provide new social rent properties for local residents as well as shared ownership properties which help our residents get a foot on the housing ladder.
As part of the town square improvements it will also deliver an attractive civic square with shops and cafes, commercial space, a health centre and an enhanced sports and leisure centre with community facilities including, meeting rooms and a pre-school nursery. The new sports centre will be delivered before the existing indoor sports facilities site at The Score Centre is redeveloped, ensuring continuity of service provision.
The overall development is programmed to complete by 2027.
A Development Agreement between Waltham Forest Council and Taylor Wimpey has now been signed and work preparing a planning application is underway for The Score Centre in Oliver Road.
Ahead of the planning application, some preliminary surveying and preparatory work will start early this year on the site of the former sports pitches and growing beds. These facilities have already been re-provided at the thriving Feel Good Too Centre.

The Feel Good Too Centre is thriving with the beach volleyball courts, hockey and football pitches all proving popular with local sports teams using them for regular training and residents booking in for ad hoc games with family and friends.
The Discovery Café is also proving a big attraction for people in the area who are making the most of the friendly atmosphere and tasty treats available, or just popping in for a coffee.
The new Growing Beds (pictured) are also proving popular with green-fingered residents who like to grow their own fruit, vegetables and flowers.
