Building Safety Newsletter – Leaseholder Edition

The second Leaseholder and Resident Forum meeting took place on Thursday 16 October. The forum is a space for leaseholders and those impacted by fire safety remediation issues to connect with one another and discuss concerns. Welsh Government officials attend, primarily in a listening capacity to ensure the issues raised are captured and where possible steps can be taken to address them. 

The independent chair of the forum, John Howells said “It has been clear from the first two meetings of the Leaseholder and Resident Forum that the meetings provide a valuable space for experiences to be shared, concerns raised and peer support to be provided. I would encourage anyone who feels they would benefit from connecting with others in a similar position to join us online.”

As the Leaseholder and Resident Forum is still relatively new, we are keen to identify the most appropriate time of day for the meetings. The December meeting will take place at 5.30pm – but we would be grateful if you could complete this simple survey to confirm what time would make it most accessible for you.

Drop-in sessions

The Welsh Government Building Safety team hosted drop-in sessions in Cardiff, Swansea, Newport, Caernarfon and Llandudno in recent months. The team would like to thank everyone who attended and are following up on points raised in the sessions.

Having trouble selling your property? A letter of comfort may help….

One concern leaseholders often raise with Welsh Government is that they experience difficulties selling their property. The Royal Institute of Chartered Surveyors has published updated valuation guidance to support leaseholders to access mortgages and secure a fair market value for their property.

If you haven’t had your property valued since the guidance has been published, look at the guidance below and consider whether an updated valuation would be helpful. The guidance is available here.

To help further with this process you can obtain a letter of comfort to provide assurance to the lender that your building has a route to remediation. If your developer is remediating your building your managing agent should be able to obtain a letter of comfort from them. For orphan or smaller developer buildings you can speak to your managing agent or email BuildingSafety@gov.wales.
