The Renters' Rights Act has come into force - bringing major changes to the private rental market affecting both tenants and landlords.
This includes an end to 'no-fault' evictions meaning landlords can no longer evict tenants without a valid legal reason.
Fixed-term contracts have been abolished allowing tenants to move with two months' notice.
The new law also means rent can only be increased once a year with landlords having to comply with many other new legal obligations.
