We carry out an annual Tenant Perception Measures Survey as part of the regulatory requirements set by the Regulator of Social Housing. The survey collects your views and experiences which helps us to deliver the highest possible standard of service.

The Housing Annual Report for 2024 - 2025 is now published. The report has been co-produced with our tenants and leaseholders and includes how we have been delivering our Housing Strategy, increasing the supply of housing, improving the quality of homes and putting residents first. The report also sets out our expenditure against income received as well as "You Said, We Did" information. |

Throughout 2023–2025, we kept our residents informed about fire and building safety, delivering a high-rise resident building safety consultation from August 2025 to February 2026.
The consultation asked for your feedback on the content of our fire safety booklet: Staying Safe in Your Home and a new ‘Building Safety Resident Engagement Strategy,’ for your high-rise building.
You have shared your thoughts by engaging with us online, by post and in-person, contributing your feedback on our communication relating to building safety and resident engagement.
We will share the final ‘Building Safety Resident Engagement Strategy’ with residents living in our high-rise buildings in March 2026.

Leaseholders' Conference: Saturday 20 June
Tenants' Conference: Saturday 4 July
Both events will be held from 9.30am to 2pm, including a hot lunch, at City Gates Church, 25-29 Clements Road, Ilford IG1 1BH.
The events will include presentations on key topics such as Tenants' Rights and Responsibilities (at our Tenants' event) and updates on changes in legislation from LEASE (at our Leaseholders' event) plus extended Question and Answer sessions. We hope you will join us. Book your place now!

We're pleased to share an update on the progress of our Resident Influence and Scrutiny Panel (RISP), a key part of our commitment to ensuring residents have a strong voice in how housing services are delivered.
Over the past few months, we’ve successfully recruited a diverse group of tenants and leaseholders volunteers who are passionate about improving services and shaping the decisions that affect their homes and communities. Our new panel members have recently been taking part in a series of training sessions designed to strengthen their understanding of the housing service, and prepare them for their important role in scrutinising performance and influencing future improvements.

April 2026 – Panel Induction: Members will attend an induction session to learn more about the Council’s housing responsibilities, meet key staff, and understand the scope of their work.

May 2026 – First Full Panel Meeting: The panel will meet formally for the first time to agree areas of focus, review available data, and begin shaping their forward work plan.

Together, staff and residents look at what is working well, what needs to change, and how we can make services better for everyone.
Our latest project launched in October 2025 has been about improving the caretaking and grounds maintenance service. We are now in the final stage, where staff and residents have shared their ideas, and we will present these recommendations to managers for their feedback. After that, we will create an action plan so we can track how the improvements are put into place.

We have allocated a fund for estate improvements that can be used to make environmental improvements in communal council housing areas across all council-owned estates.
We would like to use this fund on improvements that are important to our residents, enhancing local areas, to benefit the wider community.

The London Borough of Redbridge, in partnership with the Mayor of London and Greater London Authority is delighted to announce the successful completion of the Loxford Lane development in Ilford – the largest and most ambitious scheme in the borough’s Affordable Homes Programme to date. The scheme was delivered by Lovell on behalf of the Council and designed by Pollard Thomas Edwards Architects.
This landmark project delivers 159 new homes, all allocated for social housing, making a substantial contribution to Redbridge’s affordable housing stock and helping tackle housing need in the borough by increasing long term supply for local people and families. The scheme is fully accessible, providing accommodation for large families, individuals with disabilities, and supporting multi-generational living. This inclusive approach ensures that the diverse needs of Redbridge’s residents are met, fostering a strong and supportive community.

Housing Services has recently welcomed Andrew Billany, Director of Housing, Danny Thanapal, Head of Asset Management and Maria Ramos, Interim Head of Housing. We have said goodbye to our two longstanding managers, Elaine Gosling, Head of Housing Management and Ian Jardine, Environmental Services Manager. We wish them all the best for the future.

What to do if you are unhappy with our service
If you wish to talk about a problem with your housing you can speak to one of our friendly Housing Officers. We will try and resolve matters promptly and prevent them from escalating. You can do this by telephoning our duty line on 020 8518 2400 or emailing housing.enquiries@redbridge.gov.uk.
If you wish to make a complaint, you can inform one of our team, although the quickest and easiest way to make a complaint is by completing our online complaints form.
Did you know you can contact the Housing Ombudsman at any time for support in helping to resolve a complaint? The Housing Ombudsman Service is set up by law and is free, independent and impartial. You can contact the Housing Ombudsman at any time whilst your complaint is going through our complaints process, although the Ombudsman cannot make a formal decision on a case at this stage.
