The Government has announced that a ban on bailiff enforced evictions in private rented proprieties has been extended to 31 May.
The Government has also extended the law on requiring landlords to provide 6 months notice to tenants in most cases until 31 May 2021

Don’t forget the new electrical safety regulations come into force on the 1 April 2021.
The regulations apply to all private rented sector properties (including HMOs) in England and are designed to improve tenant safety.

During the pandemic we have still been out inspecting properties across the city
Some of these inspections have come from complaints from tenants and we have carried out a Housing Health and Safety Rating System (HHSRS) assessment. We also carry out these inspections to check that the conditions of the licence are being kept to.
When we visit to inspect a property, we may make an appointment with a landlord to do so, but we can also turn up unannounced.

The Government has recently updated their guidance for landlords and tenants during the COVID-19 pandemic. The latest update came on 24 March 2020.

Lockdown Restriction Changes
Lockdown restrictions are slowly easing and from Monday 29 March;
- People will be allowed to meet outside, either with one other household or within the "rule of six", including in private gardens
- The stay at home rule will end, but the Government will urge people to stay local as much as possible

The Government has commissioned RH Environmental (RHE) to review and update the Housing Health and Safety Rating System (HHSRS*). As part of this review, landlords and agents who might have had some experience of the application of the HHSRS are being asked to fill in a survey.

Don’t forget you can still apply for a Green Homes Grant voucher to make your property more energy efficient.
If you are eligible, the Government will provide a voucher worth up to £5,000 to help cover the cost of making energy efficient improvements to your property.
Improvements could include insulating your home to reduce your energy use or installing low-carbon heating to lower the amount of carbon dioxide your home produces.
You must redeem the voucher and ensure improvements are completed by 31 March 2022.

A new ‘right to repair’ law is due to come into force this summer – which would see appliances such as fridges, washing machines and TVs lasting longer and be cheaper to run under the new rules.
The Government are implementing the EU rules aimed at cutting energy and bills – and reducing the need for new materials.
