Nottingham Private Rented Assistance Scheme (NPRAS)

This is a special update and buisness opportunity for landlords. NPRAS are part of Nottingham City Council, they help curb homelessness in the City.

They have special offers for landlords looking to rent their property. We asked them what was different about them this year?

 

''Nottingham Private Rented Assistance Scheme is changing! In response to changes in government legislation, Nottingham Private Rented Assistance Scheme is expanding and diversifying.

Our Free service continues to offer landlords a range of services including:

 

  • Deposit or bond and rent in advance
  • Detailed inventory with photos at the start of the tenancy
  • Tenant finding service
  • Tenant referencing service
  • Accompanied viewings
  • Tenancy preparation and sign up with documents
  • Help with welfare benefits and direct payments of Universal Credit
  • Ongoing support throughout the tenancy
  • Prevention from eviction protocol
  • Mediation

 

In addition to this, from this month we have extended our range of services. For an additional monthly fee of just £35, we will be offering a tenancy management service to landlords. This new chargeable service will include:

 

  • Regular inspections
  • Regular gas safety inspections
  • Rent collection and rent account management
  • Regular rent statements to the landlord
  • Tenancy management and mediation
  • Check out at the end of the tenancy including inspection

 

More and more people are approaching their local authorities for help with accommodation, affected by economic and structural factors, which leave them struggling to find somewhere to live. Many of these are families in some sort of employment (a recent study by Shelter confirmed that more than 50% of households in temporary accommodation are in work). Landlords we need your help to tackle this situation.

 

Think of homelessness and it can conjure images of that small minority, sleeping rough, afflicted by substance addiction, mental/physical illness, possibly having survived childhood neglect or abuse … an image which prevails partially because of media coverage, also sadly as rough sleepers have a visible presence in urban areas. This picture glosses a more widespread issue.

 

Both locally and nationally, there is upheaval.   A reduction in local council housing stock, coupled with a rapidly growing private rental sector, are impacting on individuals who find themselves in housing need, as competition increases for good quality private rented accommodation. Unstable employment conditions, fluctuating work hours, all contribute, to difficulties in finding and securing stable, long-term accommodation.
