Dear high-rise resident
In the run up to the Christmas break we want you to celebrate Christmas safely. Please don’t hang any decorations in the communal areas of your block, or to the outside of your door, as decorations are often made from non-fire-resistant materials.
We don’t want to discourage you from decorating your home, but please only decorate the inside of your flat. This will help to make sure that you and your neighbours have a safe Christmas. Visit our website for more fire safety information

Helping prevent crime and anti-social behaviour
Leeds magistrates have granted three ‘Partial Closure Orders’, helping tackle crime and anti-social behaviour in Oatland Court, Oatland Heights and Oatland Towers. The newly-granted orders mean only residents in the blocks and authorised visitors – including friends, relatives and tradespeople – are allowed in communal areas such as foyers, landings, storage spaces, stairwells and lifts. Any unwanted visitors entering these areas without permission can be arrested, which we hope will drive away criminals and other troublemakers. Read more about the orders and the difference it’s making.
On the topic of anti-social behaviour, thank you to the 250 residents who took part in our recent consultation to help us create a new Anti-Social Behaviour (ASB) Policy. We’ve written a short article about what you told us and what we’ve done in response, and look forward to publishing our new ASB Policy soon.
If you are experiencing anti-social behaviour, please let us know. You can report it on our website or by phone on 0113 222 4402 (weekdays 9am to 5pm, Wednesdays from 10am). If you've been a victim of a crime, you should report this to the police on 101, or 999 if it's an emergency.
Most cases of ASB are successfully resolved with support from local housing teams, or colleagues in the Leeds Anti-Social Behaviour Team (LASBT). If you report ASB to us, we will confirm how quickly and how often we will contact you about your case. We will also explain what powers we have to act, and the service you can expect from us.
We’d love to hear your views so we can use your feedback to:

Alternatives to ‘wallpaper steamers’
An increasing number of our high-rise homes have sprinklers fitted. If you’re thinking about removing wallpaper in your flat, please avoid using a wallpaper steamer. The heat from wallpaper steamers can accidentally activate the sprinkler system, leading to water damage in your and your neighbours homes. The clean-up is stressful, time consuming and expensive, and personal belongings can be damaged by water exposure.
Instead, try:
- Applying a wallpaper removal solution to loosen the adhesive (follow the instructions on the product).
- Use a wallpaper scoring tool to create small holes in the wallpaper, this helps the removal solution to penetrate better.
- Use a putty knife or wallpaper scraper to gently scrape off the wallpaper after applying the solution.
Having tenants contents insurance could also help pay for the damage caused by sprinklers if they are activated.
