Estate activity
Gaskell Street MUGA pitch
Resident engagement team and Estate Services have been working with the TRA and residents of Gaskell Street to improve the MUGA pitch. The residents were reluctant to engage and the idea of a new improved pitch was not great for them, due to the increase of non-residents wanting to utilise the space.
The teams met with resident to discuss works to the area and the 3D turf and additional lightening was installed. Residents of Gaskell Street were astonished by the outcome of the entire transformation. They had an increase in young youths, and they are happy to hear them laughing and having fun.

Portobello Estate
The Portobello Estate enjoyed a late summers afternoon of food and fun. The event was coordinated by Empowering Bridges community group and Deevah’s Treats CIC. The main purpose of the event was to introduce the teams to the wider community in a relaxed friendly environment.
The youth were pleased with the progress made with the uneven grass surface on the estate football pitch. However, they highlighted the need for extra goal nettings to enhance the sporting experience. Following this positive feedback, the estate services team will investigate the installation of the netting.
Cara Lloyd from Empowering Bridges said ‘It was a very enjoyable day. The residents were very supportive, and we are much clearer about our direction in the community.

Tenancy Enforcement Team
The annual Tenant Satisfaction Measures (TSM) Report is based on interviewing 10,000 Lambeth households, ensuring the sample is representative of tenants by age, ethnicity and area as well as tenancy type. Lambeth has a duty as a landlord to report back to our residents on our performance every year.
Overall, Lambeth’s 2024-2025 tenant satisfaction score stayed the same as last year at 47%. However, this is below average for London landlords (59.1%) and nationally.
In contrast with that overall picture, Lambeth’s tenancy enforcement team working on anti-social behaviour (ASB) has again been among the top scorers not just for London local authorities but nationally. The benchmark for London landlords is 57.7% and the Tenancy Enforcement Team has scored 61% for the past two years, winning thanks from senior management as well as from the people they work with on the front line.
