All of us at the property licensing team would like to thank all landlords and agents for bearing with us while the HMO system was down for maintenance.
We changed our HMO Licensing structure on 1 April 2023. The fees will apply to new HMO applications received on or after 1 April 2023. Please see the new fee structure below and on our webpage.

We also updated the below licensing fees:
- Pre-licensing advice - £250.00 plus VAT
- Printing and posting paper application forms - £33.00
- Additional paper application forms - £11.00
Fly-tipping is the dumping of rubbish on private or Council owned land without permission, or rubbish dumped on land where the owners do not have a Waste Management Licence.
If you are aware of any fly-tipping and would like to report it you can do so on our webpage.
Fly-tipping is an offence. The fly-tipping of controlled waste is a serious criminal offence which carries a fine of up to £50,000 (unlimited if dealt with at Crown Court) or an offender may face a prison sentence.
Our Empty Dwellings Officer has created a poster to help identify when you should report an empty property.
You should report an empty property when:
- The property is boarded and surrounded by fencing
- No one has been seen entering or leaving
- A large amount of uncollected post
- Pests or vermin
- Evidence of squatting or illegal activities
- Broken windows or doors
- Looks derelict and structurally unsafe
- Rubbish dumped in the grounds/fly tipping
Anyone who wishes to report an empty property can visit our empty properties webpage or call 024 7697 5495 or email emptyhomes@coventry.gov.uk
Please include:
- The address and current condition of the suspected empty property
- The approximate date the property became empty
- Contact details or information about the property owner
- Any details of any estate agents previously involved in renting the property
We have recently gone live with our switch over to a new system for dealing with HMO applications and licences. Therefore, we have also updated the way you can search our public register for active HMO licences and applications.

We have recently received a lot of general enquiries about HMOs and applications. We just wanted to remind landlords and agents that we have a dedicated Advice Library. This library contains documents that will help with questions regarding room sizes and amenity provision standards as well as general guidance for landlords/agents.
We also have a friendly chat bot named Basil who will help answer any general questions you may have whilst you are on any of our webpages. You will find the Basil chat bot on the bottom right hand corner of our webpages.
On our webpage there is a dedicated ‘Your Questions Answered’ section which aims to provide an answer to most of the general enquires we deal with.
We have been informed from Trading Standards that residents in the B14 area of Birmingham have received letters through their post regarding an asbestos survey. This is potentially a scam and just wanted to raise awareness of this.
