We are pleased to announce that the Council has now developed the Coventry Landlord Accreditation Scheme (CLAS). This is a free, voluntary scheme available to private landlords and letting agents who rent out properties in Coventry.
The aims of the scheme are to improve the condition and management of the private rented sector in Coventry. We will encourage, acknowledge and actively promote good standards of privately rented accommodation with the aim of assisting Landlords, Letting Agents and tenants to undertake their respective responsibilities to each other.
By signing up to the scheme:
- You will receive free training from us on a variety of areas of Housing law
- You will be able to advertise yourself as being accredited by Coventry City Council
- You may be eligible for a five year licence for your licensable properties;
- Your fees for property licences are likely to be cheaper.

We have recently completed a comprehensive review of our HMO license fee structure. Following the case of R (Gaskin) v Richmond-upon-Thames LBC, we are required to charge a two-part fee for our HMO licences. The first stage fee is payable upon submission of the licence application, and the second stage fee shall be paid when we issue the Intention to Grant the licence.
We are no longer granting a five year licence as the default option; one- and two-year licences are also available. To qualify for a longer licence, you now need to demonstrate that you meet certain criteria.
Full details of the new fee structure and licence criteria can be found on our web pages, www.coventry.gov.uk/hmo. The new fee structure applies to any applications submitted from 1st April 2019 onwards; we will honour our previous fee structure for any applications submitted before this date.
We have received requests from several landlords to pro-actively inspect their properties and advise on their suitability to operate as HMOs. We are now able to offer such visits. This is a chargeable service, and a fee of £196 will apply. To request a booking and make payment, please visit www.coventry.gov.uk/hmo.
