Allocations Policy Change

policy

Broxtowe Borough Council has approved a new Housing Allocations Policy.

New applications are now being assessed using the new Policy timelines. Existing applications will be assessed annually.

  • Band 1: reviewed every 12 weeks
  • Band 2: reviewed every 26 weeks

Bands 3 and 4 will be reviewed at point of offer or annually.

The Allocations Policy explains who can join the Housing Register, how applications are assessed, how priority is awarded and how social housing is allocated through our Choice Based Lettings system.

The updated policy has been reviewed to ensure it continues to meet local housing needs, reflects current legislation and provides a fair and transparent approach to allocating social housing.

Key points include:

  • Information about who can qualify to join the Housing Register.
  • Details of local connection requirements and available exceptions.
  • A clear banding system, with priority awarded according to housing need.
  • Additional support for groups such as care leavers, members of the Armed Forces and people affected by domestic abuse.
  • Information about Independent Living accommodation.
  • Guidance on bidding for properties through Homechoice.
  • Details about reviews and appeals if you disagree with a decision.

Demand for social housing remains significantly higher than the number of homes available. The Council is committed to ensuring available homes are allocated fairly, transparently and to those households with the greatest housing need.

A full copy of the Housing Allocations Policy and a customer-friendly summary guide are available to view on our website.

Tenant Satisfaction Measures

Smily

Thank you to everyone who took part in our 2025/26 Tenant Satisfaction Measures (TSM) survey.

We received 1,231 responses, representing a 28.5% response rate, giving us valuable feedback on the services we provide. Four tenants who responded were randomly selected to receive their £50 Love2Shop vouchers. We appreciate everyone who shared their views with us. Your feedback helps us understand what matters most to residents and ensures we continue working to improve services across our homes and communities.

Overall satisfaction with our housing services was 68%, while satisfaction with repairs continued to improve, with 77% of tenants satisfied with repairs completed in the last 12 months and 73% satisfied with the time taken to complete their most recent repair. We also saw improvements in how residents feel we listen to their views and act on feedback, increasing from 52% to 56%.

The results also highlight areas where we need to do more. Satisfaction with complaint handling fell to 24%, and satisfaction with the maintenance of communal areas and our approach to neighbourhood issues and anti-social behaviour remained below our desired standard. These findings will help shape our service improvement plans over the coming year.

Look out for further insight in the next edition of our Housing Magazine coming soon.

Keeping Your Home Safe

gas

Broxtowe Borough Council arranges a gas safety inspection every year for all homes with gas appliances to ensure our tenants are kept safe.

These checks are carried out by our qualified Gas Safe Registered engineers, who ensure that appliances and pipework are working safely and efficiently.

When your inspection is due, we will contact you to arrange a convenient appointment. It is important that access is provided so these essential safety checks can be completed. If for any reason you are not able to keep the appointment, please contact Housing Repairs on 0115 917 7777 or email housingrepairs@broxtowe.gov.uk to rearrange.

If you think you can smell gas, leave the property immediately if it is safe to do so and call the National Gas Emergency Service on 0800 111 999.

By working together, we can help make sure every home remains safe throughout the year.

Managing Condensation

windows

If you spot damp or mould in your home, you need to act fast. Mould is a health hazard and needs to be treated before it causes harm to you or others in your home.

Please report any damp or mould as soon as you notice it even if at that point it is not posing a major issue.

There are some actions you can take to reduce the risk of damp and mould.

  • When showering and cooking always use an extractor fan or open a window. Make sure to leave the door closed even after you have finished, so that steam does not spread to other rooms.
  • Keep lids on bubbling saucepans.
  • Drying clothes creates moisture. If unable to dry clothes outside, the best place to dry them is the bathroom.
  • For central heating, it is better to keep house at a constant temperature rather than just mornings/evenings.
  • Open curtains to let the air circulate and wipe down condensation where it forms.

For more information watch this video.

You can report Damp and Mould to Repairs by emailing damp&mould@broxtowe.gov.uk If possible, please attach photos to the email. You can also call Repairs on 0115 917 7777 option 2.

Take a Minute for Test It Tuesday

Test

Testing your smoke alarm takes less than a minute, but could save your life.

Test It Tuesday is a simple reminder to press the test button on your smoke alarm every week and encourage friends, family and neighbours to do the same. Regular testing helps ensure that your alarm is working when you need it most.

A smoke alarm provides an early warning of fire, giving you valuable time to get out safely and call for help. Without a working alarm, a fire could spread significantly before it is detected.

To test your alarm, simply press and hold the test button until you hear the alarm sound. If it does not work, check the battery.

Regulations require landlords to test alarms at the start of every new tenancy. However, the responsibility for ongoing testing typically falls to the tenant.

If you would like email reminders to test your smoke alarm then sign up at Smoke Alarm Reminder Service

Make Test It Tuesday part of your weekly routine and help keep your household safe. A quick check today could make all the difference tomorrow.

Tenant Language Survey

Stock

Stop Social Housing Stigma are running a survey about the language used in the social housing sector.

The project, called - 'Do you live in a Stock?' was created out of concern that some of the language and terminology used in the sector may not support the principle that social housing is about people living in homes.

They have launched a tenant and resident survey where you can add your voice.
