Become a Service Inspector
 We're looking for tenants to join our new Service Inspector Pilot and help us make sure our empty homes meet the standards we promise before they're re-let.
As a Service Inspector, you'll visit selected void (empty) properties after they have been signed off and ready to let. You'll assess whether the property meets our Lettable Standard and check that improvements recommended through our recent Tenant Scrutiny Review have been implemented.
This is a fantastic opportunity to:
- Help shape and improve housing services
- Ensure homes are ready for new tenants
- Provide valuable tenant feedback
- Develop new skills and experience
- Make a real difference for your community
No previous experience is required. We'll provide guidance and support to help you carry out inspections confidently.

Property Condition Surveys
 Broxtowe are completing a programme of surveys to visit all homes to make sure they're safe, comfortable, and meets the Decent Homes Standard.
This is a Government Standard that makes sure homes are safe, warm, and in good condition.
The survey is non-intrusive and typically takes between 30 and 60 minutes. The surveyor will inspect the condition of various elements of the home and may take photographs for record purposes. The information collected helps the Council plan future maintenance and investment programmes.
We will also be identifying if there are any health and safety hazards, like damp and mould, trips/falls, fire safety and cold homes.
Residents whose homes have been selected for a survey will be contacted in advance through:
- A letter sent to their home address.
- A telephone call from the appointed surveying company or the Council.
- Email or text message where contact details are held.
- Follow-up appointment letters or reminder messages if required.
Residents can be reassured that all surveyors carrying out inspections will:
- Carry official company photographic identification.
- Be able to provide details of the survey appointment.
- Arrive in clearly branded clothing and/or vehicles where applicable.
- Be happy for residents to verify their identity before allowing access.
If residents have any concerns, they should contact the 0115 917 3162 before allowing anyone into their home.
Residents' cooperation is greatly appreciated, as the information gathered will help shape future improvements to homes across the housing stock.

Modernisations Working Group
 Last month, the Modernisations Working Group met to review the choices tenants are offered when new kitchens are installed.
Tenants were invited to look at options for handles, worktops, cupboards and tiles versus panelling for splashbacks. They were shown what is currently offered to tenants as well as other options that could be included in next years choices.

Lessons Learned Exercise
 Following the Regulator's C3 judgement, the Council has made strong progress in improving housing services.
To help understand the root causes of the judgement and ensure improvements are sustained, a lessons learned exercise is now being undertaken.
As part of this review, tenants are being invited to take part in interviews to share their experiences and views of our services. Interviews can be conducted either face-to-face or via an online video call, providing flexibility for participants. Tenant feedback will play a vital role in shaping future improvements and ensuring services better meet the needs of our residents.

2025/2026 TSM Results
 All social housing providers are required to ask their tenants a set of standard questions at least once a year that relate to their level of satisfaction, as part of the Regulator of Social Housing’s Tenant Satisfaction Measures (TSM's).
The Council worked with an Independent company, Acuity Research & Practice, to carry out surveys with Council tenants on our behalf. We received 1327 responses which was 28.5% of our properties.
The results are shared with the Regulator, and will provide insight on the issues we need to focus on as your landlord.

Housing Drop In
 Come to our monthly 'Housing Drop-In' offering tenancy and rents advice in Stapleford.
If you would benefit from support around housing issues, particularly if you are at risk of becoming homeless or need advice on debts and budgeting, please come along.

Lifeline
 Our Lifeline Service is available for all residents of the Borough, providing round the clock support and linked to a Control Centre who can be contacted 24 hours a day, 7 days a week.
Lifeline allows residents in Broxtowe to live independently at home with help just a press away. Over the past 12 months there have been:
- 295 Referrals
- 182 Installations
- 775 Active Accounts

Summer Fire Safety
It’s summer and that means it’s BBQ time!
We all love a good BBQ, a time to get together and enjoy each other’s company and good food. So, here are some top tips to stay safe whilst barbequing:
• Set your barbeque upon level ground away from bushes, trees, and property. • Never leave a barbeque unattended and make sure they have cooled down once you have finished cooking • Keep a bucket of water or sand to hand • Be mindful of the impact of smoke and noise on neighbours

Where are Housing this August?
 Fun Days
Housing will be attending the Eastwood and Chilwell Fun Days this month. These are free events organised during the school holidays throughout the year, so make a fantastic low cost family day out. Please say hello if you are in the area.
 Housing Influence Panel
At the last meeting, the panel considered what performance information they want to see and how to increase the number of responses to the Tenant Satisfaction Measures.
We are having a break in August so the next meeting will be on Wednesday 23 September.
Neighbourhood Inspections
Housing Officers conduct regular inspections of the estates and communal areas.
We encourage tenants, shared owners and leaseholders to attend. It is your estate, and nobody knows it better than you.
