Tenant Language Survey

Green room

Stop Social Housing Stigma are running a survey about the language used in the social housing sector.

The project, called - 'Do you live in a Stock?' was created out of concern that some of the language and terminology used in the sector may not support the principle that social housing is about people living in homes.

They have launched a tenant and resident survey where you can add your voice.

You Said- We Did!

Housing Mag

Volunteers that work with the Housing department have been busy so far this year and have already influenced real change. See some of what has been accomplished below:

You Said:The queue number was removed from Housing Repair phonelines’

We Did: ‘Reinstated the queue number system.’

With tenant investigation they realised when Housing Repairs transferred over to the new system, the queue number automatically removed. This was identified and reinstated, so you know your place in the call queue.

You Said: ‘I don’t always know the right Housing Team to contact for my query.’

We Did:Shared the list of Housing contacts at the back of our Housing Magazine’

Together with our engaged customers, we developed a housing contact list that is printed in the Housing Magazine

You said: Tenants, leaseholders and shared owners should be in the room for high level decision making.

We did: Invited two tenants to sit on the Housing Improvement Board.

The Housing Influence Panel voted for two members to sit on the Housing improvement Board, which include directors, heads of service and the Chief Executive of the council. Together our customers can have meaning influence at a strategic level.

Domestic Recording Permissions

Cameras

Tenants and Leaseholders must ask for permission before installing CCTV/Doorbell Cameras.

Doorbell cameras are classed as domestic CCTV. If you have one, you are responsible for following the GDPR and privacy laws for anything you capture outside of your boundary (including neighbourhood properties, pavements and roads). We recommend you putting up a sign to inform anyone that comes onto your property that they are being filmed.

If permission is granted, you would be subject to these conditions:

  • All cameras/equipment are installed at your own expense, and all subsequent maintenance costs will be your responsibility
  • You may need to use a certified Electrician to install wired cameras
  • The Council can request that you remove the items at any time, and failure to do so would be a breach of your tenancy agreement/lease.

Recharges- Lost Keys

We’d like to remind all tenants of their responsibilities when it comes to certain repairs in their homes. Take a look at our Housing Repairs Handbook for the full list.

If you lose your keys and require a new key, you will be charged. 

In Office hours

  • Front door - £94.33
  • Front and rear door - £148.23

Out of Office hours

  • Front door - £108.48
  • Front and rear door - £170.46

If you cannot pay in full we will require an initial minimum payment of £5. The rents team will be in contact to collect the final amount at a later date.

The rates for recharge are set by National Housing Federation

Report Fraud

Tenancy Fraud

Tenancy fraud costs hundreds of thousands per year, and keeps people in housing need on the housing register for longer. Tenancy fraud includes:

  • Renting out or subletting
  • Providing wrong information to get housing
  • Wrongly claiming a tenancy from someone who has died
  • Key selling
  • Abandonment and not using the property as a principle home

Modernisations Working Group

Thanks to everyone who attended the working group to review how the Modernisations Team installs new bathrooms into properties.

At the last meeting, tenants suggested that if tenants were provided with choices for tiles and flooring before the contractor attended, it would give them more time to make a decision.

The next session will focus on kitchens and United Infrastructure will be there with some examples of what we currently do and alternatives such as handless unit ranges.

Open Days Success

Cloverlands Open Day

In April, Broxtowe opened up its Independent Living Schemes in Chilwell, Stapleford and Watnall to the public.

Over 70 people attended the 3 events and were able to view example flats, talk to Lettings Officers and meet tenants that live in the schemes.

An Activities Coordinator shared that 'it's great for people to be able to get a feel for the places and talk face to face with residents who live there'. 

Many of those that attended have since applied to join our Housing Register for our Independent Living accommodation.

Where are Housing this June?

Housing stall

Hemlock Happening

On Saturday 6 June, Housing are attending Hemlock Happening. The event will feature community stalls, charities, arts and crafts, vintage cars, dance performances and field activities from 1pm – 6pm, rounding off with a spectacular firework finale at 10:30pm.

Visit our Housing stall from 1- 6pm, please come and chat to us if you want to learn more about how to get involved with shaping our services.
