Why You Shouldn’t Flush Wipes Down the Toilet
 Flushing wipes down the toilet might seem harmless, but it can cause serious problems for your home and the wider community. Unlike toilet paper, most wipes—even those labelled “flushable”—do not break down easily.
This can lead to:
- Blocked pipes in your home, resulting in costly repairs.
- Sewer system blockages, which can cause flooding and environmental damage.
- Increased maintenance costs, which ultimately impact everyone.
What should you do instead?
- Dispose of wipes in the bin, not the toilet.
- Spread the word to family and guests.
By making this small change, you help protect your home, reduce environmental harm, and keep costs down for everyone.

Scam Calls
 A resident recently received a suspicious call from 0330 174 1850 claiming to be from Housing Repairs.
The caller acted as though repairs had been reported and asked questions about damage, damp and mould. When the resident questioned them and mentioned being a surveyor, the caller hung up.
Please stay alert, avoid sharing personal details, and hang up if something doesn’t feel right. Then give us a call on 0115 917 7777 or email repairs at housingrepairs@broxtowe.gov.uk

Modernisations Working Group
 Join Our Modernisations Working Group
Help us shape the future of home improvements across Broxtowe!
We’re looking for tenants to volunteer to share their ideas and feedback on how we deliver modernisation works. This is a great way to have your voice heard and influence real change.
Do you:
- Have an interest in kitchen and bathroom installations?
- Want to help improve how we deliver windows and doors?
- Care about energy efficiency, environmental works, and new technology?
- Like being involved in decisions that affect your community?
Our group meets every two months to:
- Review recent modernisation projects and the quality of materials and installations.
- Discuss how we engage with tenants and how we can improve.
- Share input that will help shape future procurement, including new kitchens and bathrooms from 2027 onwards.

Consumer Standards Consultation
 The Regulator of Social Housing is carrying out a consultation on changes to the Transparency, Influence and Accountability (T,I & A) Consumer Standard, Consumer Standards Code of Practice, and the Tenant Satisfaction Measures (TSM). They would love to hear from tenants or anyone with an interest in social housing.
The proposed changes include:
- New competence and conduct requirements being added to the T,I & A Standard, driving greater professionalism and higher standards by ensuring that relevant housing staff have the required skills, knowledge, experience and behaviours to deliver a high standard of service to tenants.
- A new TSM covering electrical safety checks. This means that we will be required to report information on the number of electrical safety checks we have carried out in our properties to the Regulator annually as part of our TSM results.

Gas and Electrical Safety
 As a Landlord we have a legal obligation to carry out annual gas servicing and an electrical safety check every 5 years within all our properties.
Your Gas Service Appointment
When your annual gas servicing is due you will be contacted by Housing Repairs with an appointment for this to take place.
It is important that tenants keep their Gas Service appointment and provide us with access to their home.

Please note failure to provide access before the service or safety due date will result in us obtaining a warrant for entry via court and these costs may be passed on to you.
Your Electrical Safety Check
- The Electrician will be working with the fuse box (consumer unit) to test the circuits
- Inspection of the light fittings and the plug sockets
If the electrical inspection passes, a certificate is issued and placed on the property's account on our housing management system.
The Electrician will also place a sticker on the fuse box saying when the next inspection will be due by.
The check will take approximately 3 hours. If you have concerns about your power being turned off while the check is carried out, please discuss this with us.

Report your Repair Online
If you require any non-emergency repairs to be made to your home, why not report your repair online?
It is available on our website and we would encourage people to use this option as it will save time phoning in. The form will be picked up in a timely manner and necessary jobs booked in. You can upload photographs and indicate your availability for an operative to attend.
For any emergency repairs (such as loss of power, unsafe electrics, only WC not flushing or loss of heating/hot water), please telephone on 0115 917 7777.

Managing Condensation
 If you spot damp or mould in your home, you need to act fast. Mould is a health hazard and needs to be treated before it causes harm to you or others in your home.
Please report any damp or mould as soon as you notice it even if at that point it is not posing a major issue.
There are some actions you can take to reduce the risk of damp and mould.
- When showering and cooking always use an extractor fan or open a window. Make sure to leave the door closed even after you have finished, so that steam does not spread to other rooms.
- Keep lids on bubbling saucepans.
- Drying clothes creates moisture. If unable to dry clothes outside, the best place to dry them is the bathroom.
- For central heating, it is better to keep house at a constant temperature rather than just mornings/evenings.
- Open curtains to let the air circulate and wipe down condensation where it forms.

Where are Housing this February?
 Housing Influence Panel
Join us on Wednesday 11 February from 10:30am - 12:45pm at the Council Offices, Beeston for the next Housing Influence Panel.
Members of the Housing Improvement Board will be attending to discuss the recent Regulator of Social Housing (RSH) inspection. Broxtowe Borough Council has received a C3 rating from RSH, meaning that the Council is not meeting the Regulator’s requirements and must work to improve its position. Housing Officers conduct regular inspections of the estates and communal areas.
We encourage tenants, shared owners and leaseholders to attend. It is your estate, and nobody knows it better than you.
