Awaab's Law Comes Into Force
 The first phase of Awaab’s Law came into force in the social rented sector on 27 October 2025.
From this date, social landlords will have to address all emergency hazards and all damp and mould hazards that present a significant risk of harm to tenants within fixed timeframes (see below).
An emergency hazard is defined as an immediate life threatening danger to the health and safety of customers – eg, broken boiler, loss of water supply, gas leak.
We will have to:
- investigate any potential emergency hazards within 24 hours of becoming aware of them
- investigate reports of damp or mould within 14 days.
- produce a written summary of investigation findings and provide this to the named tenant within 3 working days of the conclusion of the investigation
- If an emergency hazard is identified, begin, or take steps to begin required works within 5 working days of the investigation concluding. If steps cannot be taken to begin work in 5 working days this must be done as soon as possible, and work must be physically started within 12 weeks.
Time limits have also been introduced regarding 'significant hazards' which risk significant harm but are not considered an emergency.

Gas Servicing
 As your landlord, Broxtowe Borough Council has a legal obligation to ensure that gas appliances and pipe work in your home are checked for safety at least once every 12 months.
Our in-house Gas Safe Registered Engineers will carry out these vital checks to ensure they are safe for you and your family to use.
With winter approaching, if you are due a service get it booked in to reduce the chances of the boiler breaking down. If for any reason you are not able to keep the appointment, please contact Housing Repairs, who will be happy to rearrange this for you.

Boilers and Cold Weather
 It’s getting to the time of year where you’ll be starting to think about switching your boilers on. To ensure your boilers are running efficiently, here are a few tips to help keep you warm during the colder weather.
Most combination boilers and many standard boilers are now installed as pressurised systems. There is no need to worry if your system does become over pressurised. All modern systems are designed with pressure safety valves, which will release the excess pressure. You may hear a thumping noise while this is happening, which is nothing to be worried about.
If the pressure drops you can refill the system. Bleeding radiators will always cause the pressure to drop on the boiler.

Mutual Exchange
 Did you know that tenants can swap their home with other tenants via mutual exchange?
The advantages are that you can exchange with another tenant from anywhere in the country, including from a Housing Association. Plus, you can thoroughly inspect the property to check it is suitable for your family before seeking approval.

Futures Jobs
Broxtowe Borough Council funds free job support for Broxtowe residents over the age of 16 who are not currently in work, education, or receiving intensive support from the Job Centre.
Broxtowe residents can use the 'Transform Your Future' programme to help them apply for jobs, prepare for interviews, as well as access courses to gain new qualifications in Maths, English, and IT.

Home Release Scheme
 Did you know that Broxtowe offers a financial incentive to Council tenants looking to downsize to a smaller Council property?
Tenants who live in a 2-bedroom property or larger looking to downsize to a one-bedroom home are eligible. This is because the Council has a shortage of family homes but a steady supply of smaller homes.
Downsizing can mean an easier to maintain home, reduced household bills and the housing benefit spare room subsidy removed.
The basic grant that all eligible tenants can receive is £1000. An additional £500 is payable for extra bedrooms, high demand or for moving into Independent Living accommodation, but the amount of grant paid is capped at £2500.

Customer Satisfaction Surveys

The Housing Department carries out regular satisfaction surveys of services delivered to customers.
An email will be sent to customers once they have received a service asking them to complete a short survey.

Customer experience of services is essential for highlighting what is working well and where improvements are needed. All surveys completed are analysed and considered as future plans for services are developed.

Where are Housing this November?
 Housing Influence Panel
On Wednesday 12 November from 10:30 - 12:30pm at the Council Offices, Beeston the Housing Influence Panel met.
They discussed how to spend allotted funding to promote engagement and a proposed Modernisations Working Group. To see the papers from the previous meetings click the link.
The next meeting will be on Wednesday 10 December, same time and place.

Fund a Community Project
Did you know we have a Community Fund of up to £1000 that our Housing customers can apply for?
Tenants in Chilwell received funding for a community development course that culminated in a practical project running four daytime sessions for families in the summer holidays. We spoke to some of the tenants about their experience of the course.
Jasmine found the course very meaningful, particularly the module on conflict management and hearing from external speakers. Julie enjoyed the responsibility that came with organising, promoting and running community events.

Budget Consulation
 Broxtowe Borough Council has launched its annual budget survey, asking residents, businesses and community organisations to share their thoughts on Council services and how they think the budget should be spent.
To have their say, local people can complete the online survey until 16 November. There are six £50 Love2Shop vouchers available to win for all participants who opt-in to the prize draw.
The survey asks for views on the wide range of services provided by the Council. This includes services such as housing, waste and recycling, health, leisure, and business support. The consultation welcomes suggestions on how the Council can increase income and reduce costs to help balance the budget.
