Do you know about our Recharges?
We’d like to remind all tenants of their responsibilities when it comes to certain repairs in their homes. Take a look at our Housing Repairs Handbook for the full list.
If you report a repair that is your responsibility or is due to damage you have caused you may be charged for this. You will be told when you report the repair and given details of how much the repair will cost.
It is particularly important that you follow our advice when leaving your property and ensure that you leave it in a good condition and free of rubbish. You may be charged if you do not do this.

Home Contents Insurance
The Council insures the structure of your home, but not your home contents (the possessions you would take with you if you moved home).
Would you be in a position to replace your items if you were burgled, had a fire or a burst pipe?
Accidents can happen in the home, and dealing with the damage can cost a lot of money. The Council strongly advises tenants and leaseholders to take out Contents Insurance.
While tenants are free to choose any insurance provider, the Council has a fair deal with Royal and Sun Alliance
From as little as 42p a week for Standard Cover, you could insure up to £4,000 worth of items. £1.02 a week will insure up to £10,000. Additional items such as wheelchairs, hearing aids and bicycles can also be covered for an additional costs.
More information can be found on our website

Asbestos Safety
Asbestos Safety – What You Need to Know
- Asbestos is safe when left undisturbed
- Many buildings contain asbestos in materials like insulation, floor tiles, and textured coatings
- If asbestos is in good condition and undisturbed, it poses no immediate risk.
The council’s approach to asbestos management
- We maintain an Asbestos Register to track known asbestos in properties
- Regular inspections help ensure materials remain safe
- A removal programme is in place for asbestos that poses a risk.
What to do if you suspect asbestos
- Do not disturb or attempt to remove it yourself
- Report it to Repairs - 0115 917 7777 (Option 2) or email housingrepairs@broxtowe.gov.uk if you notice damage to materials that may contain asbestos
- If you are planning home improvements, check with the council first to avoid disturbing asbestos.
Keeping you safe
- The council follows strict regulations to manage and remove asbestos safely
- Professional specialists carry out all asbestos-related work.

Recovering Abandoned Property
Abandonment and not using the property as a main home is tenancy fraud. If you believe a property is abandoned contact the Tenancy Team on 01159173400 or tenancy@broxtowe.gov.uk
Recently, a Housing Officer was investigating a suspected abandonment at a property in Stapleford. Complaints were made from neighbours regarding an overgrown hedge. Investigations found that the tenant was claiming Housing Benefit at another address. With all the evidence that had been gathered the decision was made to end the tenancy and serve a 'Notice to Quit'.
Now the property is with our Voids team and will soon be ready to be let to someone from our Housing Register. The complaint regarding the overgrown hedge can be resolved whilst the property is empty. This would not have been possible without the information from neighbours.
We’re recruiting for Neighbourhood Champions. Are you interested in:
- Being a good neighbour?
- Helping to improve your neighbourhood?
- Sharing neighbourhood feedback?
