Right to Buy Update
Right to Buy Discount Information for Secure Tenants
Tenants applying to purchase their home through the Right to Buy Scheme should be advised that from 6 April 2023, the maximum discount is £96,000 across England (£127,940 in London).
Changes to the discount are based on the previous Septembers’ Consumer Price Index (CPI) figure, and any increases are implemented in the following April each year.
These discounts will apply to applications which are served on the landlord by the tenant on or after 6 April 2023.
The discounts do not apply retrospectively to applications made before 6 April 2023.

What are the new Tenant Satisfaction Measures?
From 1st April 2023, regulatory changes came into force that all Social Housing Registered Providers are subject to. This is a result of Goverment consultation and investigations following on from the Grenfell tragedy.
This month, we are sharing information on the new Tenant Satisfaction Measures.
The Regulator of Social Housing has introduced Tenant Satisfaction Measures (TSMs) that we are required to report against on an annual basis.
There are 12 TSMs covering Tenant Perception, which will be completed through an annual survey of tenants.
Tenant Perception
- Overall Satisfaction with the service provided
- Satisfaction with Repairs service
- Satisfaction with time taken to complete most recent repair
- Satisfaction that home is well maintained
- Satisfaction that the home is safe
- Satisfaction that the landlord listens to tenant views and acts upon them
- Satisfaction that the landlord keeps tenants informed about things that matter to them
- Agreement that the landlord treats tenants fairly and with respect
- Satisfaction with the landlord's approach to handling complaints
- Satisfaction that the landlord keeps communal areas clean and well-maintained
- Satisfaction that the landlord makes a positive contribution to neighbourhoods
- Satisfaction with the landlord's approach to handling anti-social behaviour
Before the end of March 2024, we will be contacting you to ask these questions to enable us to gain your views on us as your Landlord.
There are also 10 Technical Measures around management data we hold:
Technical Measures
- Complaints relative to the size of the landlord
- Complaints responded to within Complaint Handling Code timescales
- Anti-social behaviour (ASB) cases relative to the size of the landlord
- Homes that do not meet the Decent Homes Standard
- Repairs completed within target timescale
- Gas safety checks
- Fire safety checks
- Asbestos safety checks
- Water safety checks (within Independent Living)
- Lift safety checks
These will be submitted to the Regulator from 1st April 2024 and will enable them to see how we are performing. This data, along with complaints data from the Housing Ombudsman and other statistical returns, will help to inform the Regulator where to carry out inspections.
From where these TSMs have developed from, it is no surprise that their focus is on safety, engagement and complaint handling. Government investigations and consultation following Grenfell showed these to be the main areas of concern.

Housing at Hemlock Happening
On Saturday 3rd June the Housing team set up a stall at Hemlock Happening on Bramcote Hills Park.
There was information on a range of services from Independent Living, Home Search and how tenants can get involved.
To celebrate the Coronation, people could colour in the King's Coronation Emblem.
Our Activities Coordinator Lindsay said 'It was wonderful being a part of the Hemlock Happening event with the Broxtowe Housing stall this year.
We had a collaborative colour for the children of Broxtowe to take part in. It was fantastic to see the piece coming together and so many children and families getting involved. The final piece is beautiful and also a lovely way to celebrate the Coronation of our new King.'
Kim Dawson, Housing Services and Strategy Manager said 'The Hemlock Happening went really well. It was amazing to see so many local people enjoying the sunshine and the activities and stalls on offer.
We interacted with over 35 people, providing advice and taking queries to pass over to various teams. 48 children came over to colour part of the Coronation poster and enjoyed receiving some goodies.
We were also pleased to meet some of the new Broxtowe Councillors, introducing our services and explaining who to direct queries to within the department.'

Broxtowe Mediation Partnership
This partnership offers free, impartial and unbiased support to individuals to help them explore ways in which their conflict may be resolved.
It's a safe, neutral and non-judgmental environment where you feel safe to talk through issues with a view to long term resolution.
This is a partnership between Citizen Advice Broxtowe, Broxtowe Youth Homeless and Broxtowe Borough Council.
