Salary: To be negotiated, subject to experience
Holiday: 21 days holiday per year (3 to be used at Christmas due to office
closure) increasing by 1 day for every year worked
Main purpose of job:
Working in the busy Land Sales and Strategic Development Department, you will be responsible for co-ordinating the day to day administrative demands, along with dealing with telephone enquiries in a pro-active manner necessary to meet tight deadlines. The role offers a diverse and interesting workload.
Key responsibilities:
- Meeting and greeting clients on arrival.
- Dealing with telephone enquiries from clients and applicants.
- Updating and managing property and applicant databases.
- Updating website.
- Preparing advertisements for local newspapers.
- Preparing particulars for new properties and arranging for them to be distributed to applicants on our database.
- Booking appointments/viewings and managing diaries for all department staff.
- Dealing with email enquiries.
- Invoicing.
- Ensuring files are maintained to audit standard.
- Managing the phasing in of paperless files.
- Audio typing reports.
- Assisting with the administration of regular property auctions.
- Filing.
- Archiving.
- Occasional viewings.
Requirements
- Ability to maintain discretion and confidentiality.
- Administrative experience essential.
- Strong customer service skills and able to work to tight deadlines.
- Ability to be pro-active and assertive.
- Excellent telephone manner.
- The ability to act upon instructions.
- Ability to prioritise workload.
- Ability to work independently but must also be a team player.
- Excellent grammar and spelling.
- Strong diary management skills.
- High level of attention to detail.
- Good computer skills – Microsoft packages such as Word and Excel.
- Understanding of basic accounting principles is essential (invoicing, fee accounts
- and budgeting).
- Previous experience of property sales would be advantageous but not essential.
- Full driving licence.

Responsibilities: to manage existing services for children and young people with autism and their families; develop new opportunities and partnerships across Bedfordshire.
Essential Skills & Experience: strong leadership and management skills and experience; excellent interpersonal skills; sound project management and quality assurance experience; excellent communication and organisation skills; competent IT skills; car owner/ driver.
Desirable Skills & Experience: knowledge of autism, disability, CQC & Ofsted.
Hours include occasional Saturday mornings and weekday evenings plus first three weeks of the summer holidays. The post is based in Bedford and involves delivering services countywide.
Salary: £18,735 – £25,796 per annum Plus 3% stakeholder pension.

Grants Officer

We are looking for a highly skilled, experienced and enthusiastic Grants Officer to join our Funding Team to grow our grant income to support our much-needed services.
The Grants Officer will be primarily responsible for developing and writing grant proposals to Trusts and Foundations, and will persuasively communicate the charity’s mission and projects to potential funders. Reporting to the Funding Manager, the Grants Officer will research and identify potential grant funders, assemble and submit grant applications, establish and maintain personal contact and relationships with funders, submit grant reports and maintain a calendar of submissions and other deadlines.
The post-holder will be based in Bedford.
Salary: £20,700 – £24,686 per annum plus stakeholder pension.

 Full-time | Trainee Housing / Debt Caseworker
Duties: Looking for a trainee housing / debt caseworker who can work with clients and their complex needs. After training, the successful applicant will assist clients with a broad range of often complex debt problems. Attend Bedford County Court for the purpose of providing advice to tenants before / during housing possession hearings. There will be targets to meet and caseloads to manage. Support is always at hand however the suitable applicant must demonstrate the capacity to undergo intensive training and the ability to work under pressure.
Skills and Experience Required:
- Basic knowledge of debt/housing casework including:
- An understanding of debt & housing issues, claims and challenging decisions
- know which publications and other sources are needed to keep up to date with legislation and current trends
- be able to apply statute and case law by having an understanding of how to use the required information sources
- adopt a questioning attitude to decisions made by authorities
- Ordered approach to casework and an ability and willingness to follow and develop agreed procedures.
- Understand the issues involved in interviewing clients.
- Numerate to the level required in the tasks.
- Ability to prioritise own work, meet deadlines and manage caseload.
- Ability to use IT in the provision of advice and the preparation of reports and submissions.
- Ability to give and receive feedback objectively and sensitively and a willingness to challenge constructively.
- Ability and willingness to work as part of a team.
- Ability to monitor and maintain own standards
- Demonstrate understanding of social trends and their implications for clients and service provision.
- Understanding of and commitment to the aims and principles of the CAB service and its equal opportunities policies.
Working Hours: 37 hours per week
Pay: £10.17 PH (£19,567) rising to £11.38 PH (£21,895) after successful 6 month probationary period
Note: Initally the contract runs until 30 March 2017 however a bid to extend for another 2 years has already been submitted.
