Allocations Policy Review
The Council is reviewing the HomeFinder Choice Based Lettings Policy to improve the way our housing stock is allocated. The purpose of the review is to reduce the number of empty properties, help us reduce homelessness and the financial burden the Council is currently facing.

The term ‘compliance’ may not sound like it would affect the lives of tenants, but it is possibly one of the most important aspects of our Housing Service and helps to keep tenants’ homes safe across six key areas. We caught up with Phil Shirtcliffe, Compliance Manager to find out what it’s all about.
As Compliance Manager for Bassetlaw District Council, what areas do you look after?
It’s the Big Six really, so we make sure that tenants’ homes are safe when it comes to Gas, Electric, Water Safety (Legionella), Asbestos, Fire and Lifts and Hoists. Bassetlaw is in a really good place from a Compliance perspective, but it’s extremely important that we have the highest standards possible. I’m classed as the Council’s Nominated Person, which means that I’m responsible for all aspects of Health and Safety in our housing stock. This also includes checking any work that is done by our partners in your homes and monitoring their performance, as well as carrying out site audits and inspections.
How important is compliance to tenants?
It’s extremely important because it keep tenants and their homes safe. It also ensures that anyone who works on our properties adheres to the highest standards and ensures their safety throughout the whole project.
One of the biggest difficulties we come up against is when tenants don’t keep appointments for things like gas and electrical checks. Each year you will be sent an appointment for a Gas Service and Safety Check, and every five years you will have an appointment for an Electrical Check.
These are two of the most important everyday safety checks that we carry out and it’s vital that tenants keep their appointments, or tell us if they need to rearrange it. The same principle also applies if we are checking for asbestos as part of a kitchen or bathroom replacement.
