Essential Functions
Come join our Operations Support Division, where our
mission is to provide outstanding customer care while delivering support
services to the Employees Retirement System (ERS) of Texas. The Maintenance Superintendent leads maintenance staff in day to day responsibilities,
acting as the lead on all major maintenance projects. Performs administrative oversight of complex maintenance
and construction work in the Maintenance Section of the Operations Support Division.
Works under the general direction of the Operations Support Director with
moderate latitude for the use of initiative and independent
judgment.

Essential Functions (includes the tasks listed below, but not limited to):
· Hires, develops, and supervises the Maintenance Team.
· Provides guidance to staff for Maintenance projects.
· Coordinates work of outside contractors, architects or engineers and advises management of proposed or ongoing projects. Coordinates plans, specs, and bids to finalize subcontractor scopes.
· Provides professional direction and oversight for the project team to achieve common goals and successful projects.
·
Coordinates
general maintenance, and major repairs of agency property.
·
Perform
contractor oversight duties including: meeting regularly with contractors; monitoring
contractor performance; and providing support to HUB
contractors.
·
Coordinates
and plans activities to ensure that the critical path and project schedules are
maintained and plan work schedule or timeline for agency building repairs.
·
Act
as an Agency Safety Officer.
·
Makes
recommendations on budget, capital expenditures, and purchase of supplies and
equipment. Maintains budget for Maintenance projects and repairs.
·
Compiles
and analyzes data, prepare
and submit budget estimates, progress reports, or cost tracking reports, and
maintains records.
·
Inspects
structures, equipment, materials and appliances to identify the cause of errors or
other problems or defects.
·
Evaluates
work to be performed, and determines best method for performing maintenance and
repair work, and preventive maintenance work.

Handles
key issuance, locksmith services and performs back-up security work.
·
Coordinates
work assignments with other sections.
·
Establish
and maintain good working relationships with agency employees, leadership and
internal and external customers, working in harmony to promote teamwork.

Maintains strict confidentiality for all sensitive
information including mail, records, and files.
·
May
operate agency vehicle in performance of duties and keeps vehicle log.
Required Minimum Qualifications
Your application for employment must reflect how you meet each of the following minimum qualifications:
- Graduation from an accredited senior
high school or equivalent.
- Five (5) years of qualifying experience
in maintenance and construction work. Qualifying
experience includes experience in building maintenance and construction
techniques, plumbing and heating systems, sanitation, electrical systems and
repair, fire and safety regulations and procedures, landscaping and grounds
maintenance, soldering techniques, painting and carpentry, and local building codes.
- Three
(3) years of supervisory experience.
- One (1) year of experience with other
computer programs including AutoCAD, Building Automation Systems such as
Andover Continuum, and CMMS systems.
- Two (2) years of experience using
Microsoft Word, Excel, and Outlook.
Preferred Qualifications

- Graduation from an accredited four-year
college or university in a related field or an Associate degree from an
accredited institution in Building Construction Technology, Architectural and
Engineering Computer Aided Design, or related field.
- One (1) year of compliance experience
with required OSHA, ADA, ANSI, and other state regulations essential to code
requirements.
- Three (3) years of experience with
project and construction management.
- One (1) year of experience working with
blueprints, drawings and specifications.
- One (1) year of experience in
maintenance planning methods, preventative maintenance programs, and estimating
work hours and planning work schedules.
- Experience using SharePoint.
Other Information
Work
is performed in an office environment but may require working outdoors and
being exposed to various weather elements. Work may involve lifting up to 50
lbs. Work hours may be outside of normal business hours including evenings and
weekends. This position may require
access to privileged, confidential, or sensitive data. ERS will conduct either a TXDPS or FBI
