Dallas Code launches program to make rental property inspections more flexible and efficient

Dallas – Code Compliance Services has launched a new self-certification program for multi-family and single-family rental properties. The self-certification program will allow rental properties the opportunity to perform their own yearly inspections with minimal disruption from inspections by the city. In turn, the city, through its Code Compliance staff will be able to focus more on rental properties that have historically dealt with persistent code violations and calls for service.

Multi-family rental properties (e.g., apartment complexes) may qualify for the program after scoring a 90% or above on an initial inspection. Single-family rental properties may qualify for the program by resolving all violations found during an initial comprehensive inspection. Single-family rental inspections are not scored and require full compliance and/or repair for qualification.

“This is a long and overdue opportunity to refocus our attention on the properties and residents in need,” said Ariel Garcia, Neighborhood Code Administrator.

Approximately 67% of residents in the city of Dallas are renters, and of all the rental properties in the city, approximately 65% of multi-family properties would qualify for the program.

The implementation of the program begins today and all inspections for rental properties going forward will determine eligibility for the upcoming year.

In December 2021, Dallas City Council amended Chapter 27-42 of the Dallas City Code to allow the incorporation of the self-certification program.
