The Office of the Metropolitan Trustee wishes everyone a Happy New Year. As we prepare for peak tax season, our office has extended office hours to meet the needs of Davidson County property owners seeking to make property tax payments before the deadline of Tuesday, February 28th.
Hours for extended operating hours will be as follows:
Saturday, February 25th: 8:00 am-4:00 pm
Monday, February 27th: 8:00 am-4:00 pm
Tuesday, February 28th: 8:00 am-4:00 pm

Delinquent Property Taxes
If your real property taxes for 2021 are not paid in full by February 28, 2023, you will be named as a defendant in a delinquent property tax lawsuit. Additional penalties and costs will be imposed in consequence of the lawsuit being filed, and your property may be sold at a delinquent tax auction.
Until the filing of such suits, taxes may be paid online at www.nashville.gov/trustee or the Office of the Metropolitan Trustee, 700 President Ronald Reagan Way, Suite 220, Howard Office Building, Nashville, Tennessee 37209.
We are open Monday - Friday from 8:00 a.m. to 4:30 p.m. to receive payment of taxes.
If you are in bankruptcy, have a matter pending before the State Board of Equalization, or believe you have received this notice in error, please call our office at 615-862-6330.

The Office of the Metropolitan Trustee is happy to announce that over 6,000 homeowners are currently approved for the Tax Relief Program.

The Tax Relief Program is an excellent way to help Davidson County Property owners "Keep Nashville Home." This program is designed to help lower the amount of property taxes that Davidson County property owners pay.

Qualifiers for the Tax Freeze Program
- You must own your home.
- Must be 65 years old or older.
- Income cannot exceed $45,090.
Qualifiers for Property Tax Relief
- You must own your home.
- Must be 65 years old or older, disabled, 100 % service-connected disabled veteran, or are the surviving spouse of one.
- Income must be, at most, $31,600.
Proof of age and income is required to qualify for these programs.

The Metropolitan Government of Nashville and Davidson County has taken action to create a C-PACER program.
The Office of the Metropolitan Trustee is the newly adopted C-PACER program administrator.
This legislation allows counties to establish Commercial Property Assessed Clean Energy and Resilience (C-PACER) programs.
The office will work with capital providers to ensure the C-PACER special assessment is correctly billed, collected, and disbursed per the financing agreement. This program is open to the entirety of Davidson County.
Mayor Cooper's vision is appreciated, along with Council Member At Large Allen for taking the lead and other Metro Council members who have supported the adaptation of the program. The C-PACER program will allow commercial businesses an opportunity to rebuild using a low-interest loan that is paid back over time. We are excited to work with business owners to help restore life in our Nashville community. In addition, by administering the program, our office is expanding its capacity to provide the best customer service to another constituency.

Do I have to pay separate city taxes?
Belle Meade, Ridgetop, and Goodlettsville are the only cities in Davidson County with separate city taxes. Please get in touch with their offices for city tax information.

How do I request copies of tax records?
Copies of tax statements, receipts, and other records are available online at WWW.NASHVILLE.GOV/TRUSTEE. In addition, public Records Requests can be made through the Metro Clerk's website to citizens of the State of Tennessee.
What to do about the payment of taxes while an appeal is pending?
The law requires that you pay at least the undisputed portion of your taxes before the delinquency date to file an appeal. You also must pay the total amount of any delinquent taxes due against the property for prior years. By so doing, you avoid the usual interest for delinquent taxes and the possible delay or dismissal of your appeal.
When a final certificate of assessment is issued by the Board of Equalization or Assessment Appeals Commission, the taxpayer will receive a refund of any overpayment or will owe the amount of any underpayment of taxes, along with interest at the rate provided by law. The interest rate applicable to taxes under appeal is the composite prime rate published by the Federal Reserve Board minus two points.
What happens if I don't pay my delinquent taxes?
Your delinquent property taxes are turned over to the Chancery Court Clerk and Master after 12 months.
Which Post Office Box should we mail to?
The PO Box 305012 goes to the First Horizon Lockbox and is keyed specifically to the voucher presented.
The PO Box 196358 is delivered to the Trustee's Office and is processed in-house.
If mailing a Title Company check, it is recommended to use PO Box 196358 to ensure accuracy when posting.
Do we send you a check for Rollback Taxes on Greenbelt Properties?
No. If you have requested and received an estimate from the Assessor of Property, the email indicates it is just an estimate and not to be remitted. The taxpayer/new owner has until March 15th of the following year to recertify.
If the taxpayer/new owner is confident they will NOT recertify, the funds can be collected based on the estimate and held until the Trustee's office provides a statement.

Our "Property Tax Series" has successfully promoted Tax Freeze and Tax Relief programs initiative. In addition, we promote other agencies that offer resources to Davidson County residents, such as MDHA and The Housing Fund.
We encourage homeowners to seek home repair assistance through programs offered by MDHA. The Home Repair program stabilizes and corrects health and safety issues and accessibility deficiencies related to the health and safety of the occupants and addresses lead or asbestos removal, if applicable. Home repairs include roof repair, window replacement, and HVAC installation.
Homeowners 62 years and older will receive a 0% interest loan with a five-year term/compliance period. The loan is forgiven entirely upon completion of the five-year term/compliance period. However, if the ownership of the property transfers during the five-year term/compliance period, the loan amount becomes due and payable.

The Tennessee Housing Development Agency (THDA) launched the Tennessee Homeowner Assistance Fund Program, which will assist with home repairs, foreclosure, property taxes, HOA fees, mortgage payments, and energy assistance. The Housing Fund offers several FREE educational programs for homeowners and landlords. In addition, the consumer lending department offers down payment assistance, homebuyer education, money management, and home improvement loans.
The Housing Resiliency Fund provides property tax relief to eligible homeowners in zip codes 37013, 37206, 37207, 37208, 37211, 37216, and 37218.

The great news is that The Housing Fund has expanded its services to assist nonprofit organizations and small landlords of affordable housing units and subsidized rental properties with existing property tax bills. Applications are being accepted.

ALL ABOUT YOUTH
The Office of the Metropolitan Trustee participates in the Power Youth Program, serving students aged 16 - 19.
For those interested, Southern Word is partnering with Urban Word to launch the Tennessee Youth Poet Laureate program. Over the past fifteen years, Southern Word has worked with youth across the state to develop the spaces and skills for them to share their story.
As part of that journey, Southern Word has led the effort to identify Nashville youth voices as part of the Nashville Youth Poet Laureate program for the past nine years.
They've published books, posted spoken word videos, appeared at the Library of Congress, and released spoken word albums. We want to ensure that all Tennessee teens have the same opportunity to voice their voices.
Today, we are excited to announce the application for youth across the state to serve as the first-ever Tennessee Youth Poet Laureate. The Youth Poet Laureate program celebrates our nation's top poets committed to artistic excellence, civic engagement, and social impact. Teen writers (ages 13-19) interested must submit a portfolio of their original poetry and a CV that showcases their artistic excellence and community impact. The Tennessee Youth Poet Laureate will represent youth voices across the state.
