 Town Council created the Land Management Ordinance (LMO) Task Force to assist in reviewing the updated Land Management Ordinance and to make recommendations to Town staff, the Planning Commission, and Town Council regarding regulations governing land use, zoning, subdivision, development, design, and other related matters. Thus far, the LMO Task Force members have met five times and discussed a variety of topics including tree protections, better protecting community ambiance through zoning adjustments, considerations of setbacks, open space requirements, and zoning regulations to better protect neighborhood standards.
The LMO Task Force meetings are open to the public and will be broadcast for viewing either live or at your convenience. We encourage you to get involved by watching, submitting comments or reaching out to Principal Planner Shea Farrar at SheaF@hiltonheadislandsc.gov.

If you have a bond on your state license
If you have a bond connected to your state license, please notify us before the expiration date of the updated expiration date to avoid holds on any active permits. Because bonds all renew individually, we are not able to automatically update our system for that information. If your bond expiration needs to be updated, please contact the Community Development Information Center (CDIC) at CDIC@hiltonheadislandsc.gov or at 843-341-4757.
Renew your Town of Hilton Head business license Before April 30
Town of Hilton Head business licenses expire each year on April 30. Please be sure that you renew your license PRIOR to this date so that you do not encounter any holds on active permits. If you have any questions, please contact Revenue Services at RS@hiltonheadislandsc.gov or at 843-341-4677.

Effective January 1, 2023, the Town adopted the 2021 International Pool and Spa Building Code (ISPSC). Under this code, simple pool replastering and resurfacing projects no longer require a permit from the Town.
Please note that permits are still required for all other pool and spa work, including but not limited to:
• Additions
• Retiling
• Gas work
• Redecking
• Changes to pool size or location
• Any other structural or mechanical modifications
Pool Permit Reminder
A simple pool replaster or resurface does not require a building permit. If your project includes additional items such as a footprint change, addition of elements such as ladders, lights or gas, it will require a building permit.

The FBI is warning the public about a phishing scheme in which criminals pose as city and county officials to request fraudulent payments for planning and zoning permits. Using publicly available permit information, scammers make their messages appear legitimate. Cases have been reported nationwide.
How the scam works
Individuals and businesses with active land-use permit applications are being targeted. Victims receive unsolicited emails that reference real permit details, such as application numbers or property addresses. These emails request payment for permit-related fees and often direct recipients to pay via wire transfer, peer-to-peer apps, or cryptocurrency.
How to protect yourself
- Verify the sender’s email address. Scammers may use real employee names but fake or unfamiliar email domains and phone numbers.
- Watch for grammatical errors, unusual formatting, or incorrect department names.
- Legitimate payments for land-use services are processed through a secure online system tied to your account. If you are not prompted to log in, do not proceed with payment.
If you believe you have been a victim of an online financial scam, contact the Beaufort County Sheriff's Office at 843-524-277 to file a report.

Pay & Print - Residential Home Builder - Residential Roofing Permit
Use this permit type when completing single-family home roof projects. This is for contractors who hold a residential home builder license. Once the invoice is paid, the permit will automatically issue. Please note that permits will be void if information is found to be incorrect.
Pay & Print - Residential Specialty Contractor - Residential Roofing Permit
Use this permit type when completing single-family home roof projects. This is for contractors who hold a residential specialty - roofing license. Once the invoice is paid, the permit will automatically issue. Please note that permits will be void if information is found to be incorrect.
Pay & Print - General Contractor - Residential Roofing Permit
Use this permit type when completing single-family home roof projects. This is for contractors who hold a general contractor license. Once the invoice is paid, the permit will automatically issue. Please note that permits will be void if information is found to be incorrect.
Roof Replacement at a Commercial Location
Use this permit type when completing roof projects on commercial properties or a roof that covers more than one unit or home. This would be used for roofing on condominium complexes. This permit type will require a quick review. Once information is confirmed, all required materials have been submitted and invoices have been paid, the permit will be issued.
