Dorchester County and The Furman Co. Provide Update on the Redevelopment of 500 N. Main Street
Dorchester County, in partnership with The Furman Co., is pleased to provide an update on the redevelopment of 500 N. Main Street property in Summerville, SC. This transformative project, which includes a blend of civic, residential, and commercial developments, is moving forward with a focus on preserving the area’s historical charm while revitalizing downtown Summerville for future growth.
Following a series of public stakeholder meetings dating back to July 2021, community feedback was collected and integrated into the updated conceptual plan. The redevelopment aligns with the community’s vision of preserving the site’s historic features while meeting contemporary needs. As part of this commitment, the hospital façade will be retained and prominently showcased from Main Street to honor its historical significance. In addition, the newly designed Welcome Park, located at the corner of Hwy. 78 and Main Street will feature the relocated Veteran’s Memorial along with the commemorative bricks.This ensures the memorial remains a place of honor and reflection.
"Preserving the portico of the old hospital is not only a nod to our community’s past, but also a cornerstone of this redevelopment project," said Todd Friddle, Chairman of Dorchester County Council. "We recognize the deep connection many residents have to this building, and we are proud to make its preservation a priority as we bring new life to 500 N. Main Street."

As part of the broader initiative, County Council secured the property under a Fee in Lieu of Tax (FILOT) agreement, providing a financial framework that exceeds the capabilities of the Tax Increment Financing (TIF) District. This allows for greater flexibility in funding vital projects both within and beyond the TIF District.
Key Goals and Projects Supported by Fee Revenues:

Historic Façade Preservation: Funding will ensure the preservation of the old hospital's façade, maintaining its historical importance.

Civic Park and Veteran’s Memorial: A new civic park and upgrades to the Veteran’s Memorial will offer a space for community events and reflection.

Support for DD2 Schools: The project will contribute $8 million in additional funding to Dorchester District 2 (DD2) schools, supplementing $2 million from the TIF.

Community Recreation Facility: A $20 million facility will bring modern recreational amenities to the Summerville area.

Main and Cedar Street Enhancements: $2 million will improve streetscapes and infrastructure on Main and Cedar Streets.

Workforce Housing: Housing credits will support teachers, first responders, and law enforcement for 15 years within the multi-family development.

Modern County Office and Class A Office Space: Plans include a new County office and additional office space to support business and government operations.

Retail and Hospitality: New retail and hospitality amenities will enhance downtown vibrancy.

Additional Parking: Additional parking facilities will support downtown growth and accessibility.
The redevelopment, which includes the preservation of the hospital façade as a key feature, will be presented to the Town of Summerville Board of Architectural Review (BAR) for conceptual approval of Phase 1 on October 1 at 6:00pm. Click the link to view their agenda.
