(Jan. 12, 2018) Work will start Monday, Jan. 15 on the 10th and
Yamhill SmartPark Garage to modernize the structure, improve performance and
meet current accessibility standards.
The $25 million renovation will enhance the first floor retail
spaces, upgrade the elevators and stairs, increase lighting and visibility
throughout the garage, and optimize vehicle and bicycle parking.
The garage
will remain open during the renovation, though the number of parking spaces will be reduced. The garage has a total 795 parking spaces, and about 120 to 150 will be unavailable during renovation. Specific floors and spaces blocked off will vary as construction proceeds. Information will be available at the garage entrance.
Renovation will take about a year, with completion expected in spring 2019. The project is funded by $20 million in SmartPark revenue and $5 million in urban renewal funds.
Renovation supports downtown vitality
This project is a joint effort of the Portland Bureau of Transportation and Prosper Portland (formerly known as the Portland Development Commission). The 10th and Yamhill SmartPark is one of six City-owned garages that support the economic vitality of the Central City with affordable parking to meet the short-term needs of shoppers, visitors and business clients. The 10th and Yamhill garage allows downtown customers and visitors to park economically and walk to retail, restaurant, and cultural destinations. It's a popular facility, often with about 90 percent of spaces occupied.
More than 30 years old, the garage requires significant renovation to support the demand for safe and efficient parking services. The renovation project will make improvements to the parking levels and the street-level storefronts and interior space.
Minimal disruptions expected
The construction contractor will begin setting up fencing and start site work on Monday, Jan. 15. The work will be phased to maximize available parking. MAX stations will remain open. Some detours are expected on surrounding sidewalks when closures can’t be avoided.
Businesses receive assistance
First floor businesses in the parking garage have relocated for the renovation. The Downtown Retail Advocate is available to assist tenants in identifying available space, and each of the existing tenants will have an opportunity to apply to lease retail space at the garage post-renovation. Prosper Portland will begin leasing in 2018. Businesses interested in leasing can find more information on the project website.
