Total Home Sales Decline, But Prices Continue to Rise, Dashboard shows 

COLUMBUS, Ohio – While the number of Franklin County home sales declined significantly in July, mirroring a national cooldown of the housing market, the median sale price rose 12% in July, according to the updated Franklin County Auditor’s Real Estate Dashboard 

The July the median sale price for the county was $285,000, an increase of 12% compared to July 2021. However, the total sales amount of $497.6 million was a 13% decline compared to the same month last year. The total number of sales likewise declined to 1,562, a decrease of 392 compared to the same month last year.  

The decrease in total sales amount reverses a trend of increases for many months: in June, that total amount increased 4%, despite signs of a cooling market. In May it increased 22%.  

“While the housing market has slowed down, home ownership continues to be a good investment for Franklin County residents,” Auditor Michael Stinziano said. “I will continue to pursue initiatives that seek to expand homeownership opportunities so everyone can benefit and have their own home in their neighborhoods.”  

Most jurisdictions mirrored the larger county numbers, but several areas of the county were different. In the boundaries of the Franklinton Area Commission, median sale price increased 27% compared to the same month last year, and total sales amount increased 168%. New Albany saw median sale price increase 14%, and the total sales amount increase 9%.   

By contrast, in the boundaries of the University District Area Commission, the median sale price declined 25% compared to the same month last year, and the total sales amount declined 63%. In the territory of the Clintonville Area Commission, median sale price declined 6% and total sales amount declined 29%.  

The Real Estate Dashboard is updated monthly and uses intuitive GIS mapping to show sales activity and statistics for homes across Franklin County. The tool can display sales data by municipality, school district, or Columbus area commission, giving homeowners a comprehensive sense of sales activity in their neighborhoods.

  • 1,562 total number of sales, a decrease of 392 compared to July 2021 
  • $ 285,000 median sale price, an increase of 12%, compared to July 2021 
  • $497.6 million in total sales, a decrease of 13% compared to July 2021
