Home Sales Continue to Decline, Price Increases, July Real Estate Sales Dashboard Shows

COLUMBUS, Ohio - New July sales data on the Real Estate Sales Dashboard continues to show a decrease in home sales but an increase in the median price compared to the same month last year, Franklin County Auditor Michael Stinziano announced Monday.

The updated dashboard data shows that July 2020 total sales declined 20 percent, but median sales prices rose 9 percent compared to July 2019. That continues a trend that began when the pandemic hit: June 2020 sales were down 8 percent but prices rose 7 percent compared to June 2019, and May 2020 sales were down 9.34 percent but median sales price increased 11.35 percent compared to May 2019. 

The July total number of sales declined by 740 compared to last July, to 1,995 sales countywide.

The decline in sales and rise in price comes as the Auditor’s office is conducting the Triennial update, which will adjust property values across the county to keep values in line with the Franklin County real estate market. Letters with tentative values will be mailed to property owners later this month. Information on the Triennial Update can be found at your2020homevalue.org.

“The trends in the Franklin County housing market are continuing amid the pandemic,” Stinziano said. “Sales are declining, but the market is stable and the median price continues to increase,” Stinziano said.

The Real Estate Dashboard is a highly localized web app that shows recent home sales on a GIS map. The tool can display sales data by municipality, school district, or area commission, giving homeowners a better sense of sales activity in their neighborhoods.

“Your Franklin County Auditor’s office is using advanced GIS technology to deliver intuitive, well-presented information for Franklin County residents and businesses,” Stinziano said.

July sales by the numbers:

  • 1,995 total sales
  • $ 213,250 median sales price 
  • $ 487.4 million in total sales 

The dashboard is optimized for both desktop computers and mobile devices, and continues to be updated monthly.
