St. Louis County 2026 assessment summary reports record new construction in county 

St. Louis County's property tax base grew by more than $337 million in net new construction in the last year, which is an all-time high in the county. The total countywide increase in market value, including net new construction, is $1,889,075,200. This brings the total assessed estimated market value of all St. Louis County's properties for 2026 to $30,263,111,700, a more than 6.6% increase from 2025. 

 

These are among the details released in the 2026 St. Louis County Assessment Summary. The Assessment Summary highlights key valuation information compiled through a mass appraisal process, involving the analysis of all “open market” sales that occurred between October 1, 2024, and September 30, 2025. Property taxes due in 2027 will be based on these appraisals. The complete 2026 Assessment Summary report is available online at stlouiscountymn.gov/assessor.

 

Reflecting the continued rise in home and cabin prices, the largest valuation change was in the residential and seasonal residential recreational property classifications. Collectively, these properties made up 71.72% of the total value increase for the entirety of the County. Assessors noted that the residential real estate market continues to show steady sales volume; however, volume has decreased over 27% from the height seen in 2021.

 

Notices of Estimated Market Valuation and Classification (EMV) for St. Louis County property owners are being mailed out right now. Most property owners should receive theirs in the mail by early next week. The estimated market valuation, as its name indicates, is an estimate of what a property would sell for if offered for sale under typical, normal, and competitive conditions.

 

The assessment process, as it relates to property taxes, spans several years. This Estimated Market Valuation is based on work done in 2025 - either a site visit or analysis of comparable property sales - and is considered the assessed value for 2026. and will be used to determine the portion of the property tax levy that a property owner pays in 2027. 

 

Property owners are encouraged to review their Valuation and Classification notices carefully. Any questions or concerns should be directed to the County Assessor’s Office. Contact information can be found on the notice or online at: stlouiscountymn.gov/assessor.

 

Assessor Department staff will review any concerns and provide information regarding the valuation process and how the valuation amount was determined. Issues can often be addressed at this level without the necessity to file an appeal. After talking with the assessor, anyone with continued concerns has the right to appeal. The date and time for the property owner's specific Local Board of Appeal and Equalization meeting is listed on the EMV notice.
