Tips from the Housing Inspectors
We want the housing inspections process to be a positive one for property owners, tenants, and inspectors. To help facilitate a successful inspection:
- Carefully review your inspection notice letter to be sure you know the date, time, and the building(s) the inspectors will be visiting.
- Provide the appropriate 24-hour written notice to your tenants.
- Notify us ahead of time if you need to reschedule your inspection: call us at 612-861-9882.
- Conduct your own walk-through of your property before the inspectors arrive. If you’re new to the Richfield inspections process, take a look at this list of common rental housing corrections, and address items ahead of the inspection.
Extra Tip: Carry smoke detector and carbon monoxide detector batteries with you on the inspection, so you can replace any non-functioning devices on-the-spot. Bring along a couple of extra light bulbs too.

Note: Your rental license includes two inspection visits. If the inspectors need to visit more than twice, an additional fee is charged for each extra inspection. See our website for a list of current fees.

New Tenant/Landlord Laws
The State Legislature passed a variety of tenant/landlord-related legislation this past legislative session, most becoming effective January 1, 2024. These are state, not local laws, so we're not the experts, but we want you to be aware of the changes. HomeLine offered a webinar introducing the new laws, as well as a discussion of how the new changes in the legalization of marijuana in Minnesota impact tenant/landlord laws. Kids @ Home is a 48-month rent assistance program helping working families who live in Richfield and have children in grades K – 12 attending a Richfield School. The program will open for applications starting at 10:00 am, Tuesday, September 5, 2023, until 4:00 pm, Friday, September 29, 2023. Download a copy of the application and the program guidelines on the City's website during this time period.
Completed applications, along with supporting documentation, must be returned to the Richfield Housing & Redevelopment Authority by 4:00 pm on Monday, October 2, 2023.

The City is focusing its recycling education efforts on multi-family properties this summer, and we want to provide you with resources to help your tenants "recycle right."
"Recycling Right" is about more than providing a second bin next to the trash dumpster. Labeling bins with clear signage, keeping the area clean, and educating tenants on how to avoid contaminated recycling are all important ways to improve recycling and reduce the amount of trash that gets sent to the landfill.

Minnesota Waste Wise provides free technical assistance to multi-unit properties (5+ units) in Hennepin County to help them reduce waste, maximize reuse potential, and optimize recycling programs. Technical services include on-site assessments, recommendations, employee training, and grant application assistance.
