Tax Tip #5 for Tax Professionals - Landlord requirements for issuing Certificates of Rent Paid

All rental property owners, managers, or operators must provide a Certificate of Rent Paid (CRP) to each person who rented from them during the previous year. However, this rule does not apply to tax-exempt properties or members of a manufactured home cooperative park.

 

Your client should have received a CRP by January 31 if either of the following apply:

  • Property tax was payable in 2018 on the property
  • Property tax payments were not required, but “payments in lieu of property taxes” were made

 

What if my client did not receive a CRP or received an incorrect CRP?

They should contact their landlord and attempt to get a copy of their CRP or get it corrected If your client’s landlord refuses to issue or correct a CRP by March 1, your client may request a Rent Paid Affidavit (RPA). To request an RPA, call the Minnesota Department of Revenue at 651-296-3781 or 1-800-652-9094 (toll-free). Your client will need to provide information about themselves and their landlord when requesting an RPA.
