Birchwood Estates Reconstruction Project Update

Phases A1 and A2 The contractor is nearly complete with this phase for most properties. The contractor will continue to complete restoration and punch list items in this phase.
Phase B Utility work is now complete in Phase B. The week of September 23, the contractor will rebuild the roadway with a new gravel base section. Please avoid driving in this section if possible.
Phase C The first layer of asphalt has been paved, completing most of the street work in Phase C. Asphalt driveway paving is scheduled to occur on Monday next week, and restoration work behind the curb will occur over the next few weeks.
Phase D On Monday, September 23, the contractor will reclaim (grind up) the existing asphalt pavement in the roadway and begin driveway pavement removals next week. Temporary mailboxes will be set up for Phase D residents and relocated with the rest of the temporary mailboxes outside of Phase D to the intersection of 5th Avenue and Black Oaks Lane (affected residents will be notified prior to the relocation of the temporary mailboxes). A temporary water system will also be set up next week in preparation for new watermain and water service installation to tentatively start the week of September 30.
Sod Replacement Guidelines and Maintenance
Sod installed with the project will be maintained by the contractor for the first 30 days only. City staff will inspect the sod at the end of the 30-day period and have the contractor replace any areas in poor condition. After this initial 30 days, maintenance and care of the sod will be the responsibility of the property owner. Neither the contractor nor the city will be responsible for replacing dead sod once it is the property owner’s responsibility to maintain. Below are some guidelines to help care for new sod:
- While the contractor is responsible for sod maintenance for the first 30 days, property owners are encouraged to provide additional assistance if needed to help ensure the long-term success of the sod. This includes watering if you notice the sod is drying out in between days of the contractor’s watering.
- It is important for residents to not mow during the first 30 days.
- Avoid walking on the new sod for the first couple of weeks after installation as much as possible.
- Be patient, areas of damaged sod will often recover.
- It may take a few growing seasons before the sod is fully established to the hearty condition of the rest of the yard.
