Birchwood Estates Reconstruction Project Update
Phases A1 and A2 The contractor is nearly complete with this phase for most properties. The contractor will continue to complete restoration and punch list items in this phase.
Phase B The week of Sept. 16, the contractor plans to finish utility work and start rebuilding the roadway later in the week with a new gravel base section. Please avoid driving in this section if possible. .
Phase C Tentatively scheduled for Tuesday, Sept. 17, the contractor plans to pave the first layer of asphalt pavement in the roadway. Owners will not be able to park on the street in Phase C, but access will be maintained in and out of the neighborhood during the final grading and paving operations. Please make sure to drive slowly through the paving operation and follow directions by the workers onsite. Minor delays (5 to 10 minutes) should be anticipated during the paving operations. Residents should be cautious around the paving operations and keep kids and pets away from the fresh asphalt since it is installed at very high temperatures that could be harmful to bare skin or paws.
Phase D
The week of Sept. 16, the contractor plans to remove trees in preparation for the last phase of construction starting soon. On Friday, Sept. 20, the contractor plans to reclaim (grind up) the existing asphalt pavement in the roadway and begin driveway pavement removals. Over the next two weeks, temporary mailboxes will be set up for Phase D residents and relocated with the rest of the temporary mailboxes outside of Phase D to a location to be determined. Affected residents will be notified prior to any changes with the temporary mailboxes. A temporary water system will also be set up over the next two weeks in preparation for new watermain and water service installation.
Sod Replacement Guidelines and Maintenance
Sod installed with the project will be maintained by the contractor for the first 30 days only. City staff will inspect the sod at the end of the 30-day period and have the contractor replace any areas in poor condition. After this initial 30 days, maintenance and care of the sod will be the responsibility of the property owner. Neither the contractor nor the city will be responsible for replacing dead sod once it is the property owner’s responsibility to maintain. Below are some guidelines to help care for new sod:
- While the contractor is responsible for sod maintenance for the first 30 days, property owners are encouraged to provide additional assistance if needed to help ensure the long-term success of the sod. This includes watering if you notice the sod is drying out in between days of the contractor’s watering.
- It is important for residents to not mow during the first 30 days.
- Avoid walking on the new sod for the first couple of weeks after installation as much as possible.
- Be patient, areas of damaged sod will often recover.
- It may take a few growing seasons before the sod is fully established to the hearty condition of the rest of the yard.
