Fix Up Loan Program Changes Effective Today!

Minnesota Housing is pleased to announce changes to the Fix Up Loan Program. These changes are effective for loans locked on or after January 3, 2024.

Additional Eligible Energy Improvements

• Air Source Heat Pumps are eligible under the secured and unsecured energy programs.
• Heat Recovery Ventilation and Energy Recovery Ventilation Systems are eligible under the secured and unsecured energy programs.
• All of these items are also still eligible under the regular Fix Up loan options.

Ownership

We’ve expanded the documents we allow to prove ownership when the borrower is receiving an unsecured Fix Up loan. The updated documents are in section 3.05 of the Home Improvement Loan Programs Procedural Manual.

Document Updates

• The Incentive Rate Energy Conservation and Accessibility Eligible Improvements document is updated to reflect the new eligible energy improvements and the related energy conservation specifications.
• The Supplemental Application for Unsecured Energy Incentive Loans (required for unsecured energy loans only) is updated to reflect the new eligible energy improvements and the related energy conservation specifications.
• The Credit Application Addendum is now a Borrower Certifications Document. This form is still required on every loan and the borrower(s) are still required to sign it. The updated document is found in the Forms Guide & Glossary.
• The Home Improvement Loan Programs Procedural Manual is updated to reflect these changes.

Join us in 2024 for quarterly check-in calls where we focus on answering questions about Fix Up and reviewing pertinent program topics.

When you register, you will be signed up for all sessions in the series but can attend the sessions that work for you. Calls occur quarterly on the third Wednesday of the month at 9 a.m. CST. Calls generally last 10-30 minutes depending on topics and conversation.

Fix Up Training Webinar Coming in February

Please join us on Wednesday, February 21 from 9 a.m. - 10:30 a.m. for a live Fix Up Loan Program Training Webinar. This training is designed for new lenders or current lenders who need a refresher.

Download forms from the commitment system so you're accessing the correct version! Pull the necessary Fix Up forms directly from the commitment system for each loan so you are getting the most recent version. Up-to-date forms are also available in the Forms Guide & Glossary. Do not search for forms on the Internet or use forms previously saved on your desktop.
