Dear Citizen,
The goal of the Michigan Outreach Office of MSHDA is to keep you informed about many of the housing related programs and resources that are available to Michigan’s citizens. Our team understands the importance of access and building the bridge for citizens to MSHDA.
We have compiled a list of frequently asked questions that we have received from citizens across the State of Michigan. Please find below our responses to those questions and links to websites for resources that may be helpful. Additionally, we have added a link to MSHDA’s 2020 Virtual Housing Resource Fair that may assist you.

Frequently Asked Questions
- What is my FICO score and what is the minimum credit score I need to buy a house?
Ans: MSHDA’s minimum FICO score is 640. Click this link for additional details: MI Home Loan Eligibility
- Who are the MSHDA approved counseling agencies?
Ans: There are many MSHDA approved counseling agencies. Click this link to get started: Housing Counseling Agencies
- Are there income limits for home repair programs?
Ans: The Neighborhood Enhancement Program has an income limit of 120% Area Median Income, which is determined by county. It is also based on the household size of each applicant and the total combined household income.
- Can first-time homeowners participate in home repair programs?
Ans: Yes. The applicant must be the homeowner and occupy the residence to apply for the MSHDA home repair program. MSHDA offers many programs and resources for home repair. One of the most common programs is the Neighborhood Enhancement Program (NEP). Click this link for additional details: MSHDA - Neighborhood Enhancement Program.

- What are the HARA’s for each county?
Ans: Housing Assessment Resource Agencies (HARA’s) are located throughout the state of Michigan and in many counties. Click this link to view a list: Housing Assessment Resource Agency (HARA) Contact List
- What is the Eviction Diversion Program?
Ans: The Eviction Diversion Program (EDP) is designed to keep Michigan residents who fell behind on their rent during COVID-19 in their homes. The program utilizes a special court process to get fast rental assistance for renters who have been impacted.
Unfortunately, this program is currently closed. People that are interested in rental assistance can reach out through their local HARA for information about eviction prevention resources. MSHDA will soon be offering a new program, but details are still TBD.

- How can I find out what rental properties are available?

- Are there any programs for veterans?
Ans: Veterans experiencing homelessness or housing instability should reach out to their local HARA using this list: HARA Contact List for Veterans
