Prince George’s County’s Newest Affordable Housing Community,
Gateway at Peerless, Now Leasing
Largo, MD --- The Gateway at Peerless, a new-construction multi-family townhouse and apartment rental community located in Upper Marlboro, is now accepting leasing applications. The new family community is slated to be completed in July 2022 and will offer a mix of market rate and affordable units available for rent.
“We are excited to continue our efforts to expand affordable housing opportunities for our residents. We recognize that our key economic development goals for growing jobs and the commercial tax base must be anchored by infrastructure that serves a range of household incomes,” said Prince George’s County Executive Angela Alsobrooks. “Housing that is affordable is part of the engine that powers our everyday lives, and we know that there are opportunities in all parts of our County that can incorporate affordable housing in some way. We are working to grow our vision for Prince George’s County, and that is to protect and expand quality homes that residents of all incomes can afford and to create a County that is accessible to everyone.”
The Prince George’s County Department of Housing and Community Development awarded $1.5 million from the County’s Housing Investment Trust Fund (HITF) and the County authorized a Payment in Lieu of Taxes (PILOT) to the developers of this project, allowing them the ability to offer affordable units to individuals and families with low to moderate incomes.
Gateway at Peerless, located at 15510 Peerless Avenue, Upper Marlboro, MD, is a $28 million complex with 62-units of mixed income rental development located along U.S. Route 301 on 7.43 acres of land. Gateway is comprised of 3 buildings, 2 townhouse style and one apartment building, with 27 units at 60% Average Medium Income (AMI) rents, 5 units at 50% AMI, 2 units at 40% AMI, 13 units at 30% AMI and 15 units at unrestricted or market rate.
“The new Gateway at Peerless development is helping us to preserve, protect and expand quality, safe homes that residents of all incomes can afford and plays a key role in contributing to the creation of healthy and inclusive communities where access to opportunity is increased,” said Aspasia Xypolia, Director of the Prince George’s County Department of Housing and Community Development.
This brand-new townhouse and apartment community is located in the Town of Upper Marlboro and will feature a fitness room, handicap accessible features and ample parking. The community will also feature a smart card laundry center, spacious floor plans and controlled building access. The units include Energy Star appliances resulting in low utility costs.
The developer of the Gateway at Peerless is Conifer Realty, LLC. Conifer Realty, LLC has partnered with Episcopal Housing Corporation, a Maryland non-profit organization whose mission is to promote the creation of affordable housing to help families most in need.
