25-ZONEPA-0008 We are writing to provide notice that a change in zoning Pre-Application was recently filed with the Metro Louisville Office of Planning under Case No. 25-ZONEPA-0008. We also write to invite you to a neighborhood meeting on the above-referenced Pre-Application.
The meeting will be held on:
Thursday, February 20, 2025 at 6:00 PM in the Library at Liberty High School, 1281 Gilmore Lane, Louisville, Kentucky 40213.
The Applicant’s proposal is to rezone nearly five acres of vacant property at 1230 and 1230 R Helck Avenue, Louisville, KY 40213 (the “Property”), from the Property’s existing R-4, Single Family Residential designation to R-7, Multi-Family Residential designation. The plan is to support the construction of an apartment community containing 112 dwelling units, spread amongst five buildings, four of which are proposed to be three stories, while the one building nearest the single-family properties fronting Helck Avenue will be two stories (the “Proposal”). Access to the Property is proposed from Helck Avenue and Quest Drive; Quest Drive public rightof-way is proposed to extend into the Property and intersect with Helck Avenue right-of-way.
This extension of right-of-way will require a major preliminary subdivision application. Theapartment community will have parking areas, a dog park, shaded sitting areas and pedestrian connections linking them for pedestrians to move about the Property.
