We are excited about the changes coming to the Landbank!
Over the last 18 months, the Louisville/Jefferson County Landbank Authority has taken steps to improve equitable access to Landbank properties through the Racial Equity Review of its sales programs.
The racial equity review was completed in two phases. The board approved initial recommendations in fall 2021 here. Additional recommendations were presented (but not yet approved) in spring 2022 here. The Landbank board expects to review and approve specific program changes this summer.
In anticipation of the expected program revisions, the Landbank will temporarily halt application processes, effective June 7th, 2022 in order to update software and provide community education surrounding the program changes. The application process will reopen later this summer.

Beatriz is a 2021 U of L graduate with a degree in Political Science with a law track and public policy. She began serving and helping the Louisville Metro community in her role with the Eviction Diversion Program and looks to continue in her current role as a Real Estate Program Coordinator. She is excited to be a part of the team, happily helping to facilitate improvements and developments to housing in Louisville. |

Richard began his role as a Real Estate Coordinator in April this year. He has been a Louisville Metro employee for 2 years serving as a Code Enforcement Officer and Housing Rehab Specialist. Prior to working for Louisville Metro, Richard began working as a real estate agent. One of the highlights, as a realtor has been the opportunity to guide multiple first-time homebuyers though the process of purchasing their first home. Richard was born and raised in West Louisville and plans to return to college in the fall to complete his bachelor's degree in Construction Management. |

Elaine joined the Office of Housing in April and previously served at Louisville Metro’s Code Enforcement for four years. Elaine has almost 20 years of property management experience and is excited to help impact the community in a positive way. Elaine plans to earn a real estate license in the future. |

The Adjacent Side Yard program is where property owners who live next door to a Landbank Authority-owned vacant lot may purchase it for $1.
The Cut it, Keep it program is for property owners on the same block as the Landbank -owned lot.
The New Construction program is for buyers that want to purchase a Landbank-owned lot that have detailed plans for development.
The board approved 8 sales under these programs this month, including one for the property picture above at 1423 S. 10th St.

The Save the Structure program buyers must have proof of funds for renovation.
The Demo for Deed program buyers must have proof of funds for demolition. Properties under both programs may be purchased for $1.
No properties under these programs were presented this month.

LG Land and Capital, LLC acquired 1442 South 11th Street in the Park Hill neighborhood under Budget Rate Policy for New Construction. The plan is to construct a 3 bedroom, 2 bath modern shipping container home for short or long term rental. This project is expected to be complete within 24 months. |

John's Development & Consulting, LLC acquired 3518 Virginia Avenue in the Chickasaw neighborhood under Budget Rate Policy for New Construction. The owner plans to build a 3 bedroom, 2 bath single family home and to sell to a homeowner within 12 months. |

Land Developing Home, LLC recently acquired 1620 Berry Blvd in the Jacobs neighborhood under Budget Rate Policy for New Construction. Their plan is to construct a single-family rental unit and this project is to be completed within 6 months. |

Maintaining the vacant lot next to your house does not give you rights or ownership of the lot. In Kentucky you must occupy, maintain, and/or pay taxes on the property for 15 consecutive years before you can sue for ownership rights. If you or someone you know is in this situation, please reach out to a real estate attorney. The governing statute is KRS 413.010. |
