Conditional Use Permit- Tate and Smith Investments Short Term Rental

Dear Neighbor,

I am Neech Yates and I am a member of Tate and Smith Investment, LLC. We are a locally owned and operated real estate company.  For the past six years, we have managed long-term residential rentals. As part of a new venture, we are excited to move into the short-term rental space. We have researched nice residential areas that would be a good fit for our company portfolio and we believe that our professional residential management team would be a welcomed asset for this area and neighborhood. First and foremost, Tate and Smith has earned a strong reputation built on high standards, principles and family values. We believe in being good neighbors and owners in your neighborhood.  This property will be professionally managed and maintained. We have a ZERO tolerance for large parties, loud disturbance or any type of public nuisance. We will strictly adhere to a maximum overnight occupancy of 8 people. As of the date of this letter, aesthetic improvements are being made inside and outside the home to keep in line with the pride of ownership seen in nearby homes.  Based on our experience, we know that continuous home improvements add to the property value of the neighborhood. Once the renovations are complete, we will offer the home as a short- term rental available to the public.  

This all being said, our conditional Use Permit  21-CUPPA- 0173 is to request approval for a short term rental ( Vrbo, home away or Airbnb)

A neighborhood meeting is required  by Louisville Metro Planning  and Design Services to present the proposed request to adjoining property owners and interested parties. Because of the ongoing pandemic and social distancing  during public gatherings we will be meeting via Zoom.

It’s Blackacre’s most popular event of the year- Country Christmas!

Activities include, visit with Santa, hayrides, Dickens Christmas carolers, nature crafts, wood burning activity, story time with Miss Prim, refreshments, holiday house tours and our new Gift Shoppe. Donations received help with conservation, preservation and education programs.  Suggested donation is $15 per car load.

The house includes authentic 19th century pieces on loan from the Filson Historical Society. Your personal tour guide will tell you about how Victorian Era has influenced how we celebrate the holidays today. Plus, you will learn about the Tyler’s who lived on the homestead.

Kids of all ages will enjoy the 1795 stone cottage which includes a Thomas Kinkade Village and moving train. Tours are every Sunday through Christmas from 12-4. $10 general admission Get your tickets at VisitBlackacre.org/
