Update on the re-zoning case (20-ZONE-0020) known as Hurstbourne Commons located at 8127 Watterson Trail


At yesterday’s Land Development & Transportation meeting, commissioners decided to “continue” the case to LD&T’s July 23rd meeting which will begin at 1:00 p.m.  After receiving testimony from the case manager, applicant’s representatives and the public, commissioners closed the comment section of the technical review portion of the zoning case.  At the July 23rd LD&T meeting, commissioners will only schedule a time, place and format for the Public Hearing.  Staff received over 365 signatures to petition for an evening public hearing at a convenient location.   Due to COVID-19 restrictions on public meetings, planning staff will be considering hosting a virtual public hearing in the evening, most likely at 6:00 p.m.  If a virtual meeting is scheduled instead of an in-person meeting, policy requires that a physical location be secured with conferencing technology so residents who don’t have internet access or a computer can go somewhere to participate in the virtual meeting.  

Residents who testified at yesterday’s LD&T meeting expressed concerns over traffic and density.   Area residents are concerned about increased traffic on Brody Lane and Ridgehurst Place, especially turning left onto S. Hurstbourne Pkwy.  The applicant will look into the possibility of installing speed humps to address some of those concerns.  It is still not known if the road leading into the site along Meijer’s parking lot will be a public or private road.  According to the applicant, regardless of who will own the road, it will be constructed to public roadway standards.  The applicant will provide answers to whether or not they’ll install speed humps and to who will own the new connection road adjacent to Meijer’s at the public hearing.
