Licensing System Resources
On April 24, 2025, KREC migrated to a new licensing system through vendor Accela. Detailed instructions are available here for online processes such as renewal, affiliation changes, and contact updates. The FAQ section is updated to address common inquiries and approved real estate schools are required to update all content related to these changes.
Licensees: If you haven't logged in to the new licensing system yet, check your email for account credentials sent after 4/24/25 from elp@ks.gov to access your license records. Use the information emailed to you to access the Public Portal. Please do not create a separate account.
Applicants: Anyone applying for a license should follow the pre-license checklists available here for salespersons and here for brokers. This process has changed significantly. All new license applicants must first create an account with KREC, pay the application and background check fee, and obtain a PL number. This number must be provided to the school prior to completion of a pre-license course to move forward in the application and examination processes.
KREC staff are prepared to assist with your questions, however patience and professional communication are appreciated. Questions may be directed to the Licensing department at krec@ks.gov or the Education department at kreceducation@ks.gov, however we encourage you to explore the resources available at krec.ks.gov first.

What Happens When an Affiliated Licensee Changes Brokers?
When a licensee transfers their affiliation to a different broker, they are prohibited from working on any active agency agreements or pending transactions with the original broker because they are no longer supervised by the broker responsible for the agreement. When a licensee enters a brokerage relationship with a client or customer, they do so on behalf of the supervising or branch broker. The broker is responsible for the agreements. If the broker allows the licensee to continue working on open transactions after the licensee transfers to a new broker, the agency or transaction brokerage agreement must transfer to the licensee’s new broker. It does not automatically follow the affiliated licensee.
K.S.A. 58-30,103(k) states, “The broker shall not assign, sell or otherwise transfer a written agency agreement or written transaction brokerage agreement to another broker without the express written consent of all parties to the original agreement.”
The original broker should discuss options with the client or customer directly. All parties must agree in writing to transfer the brokerage agreement, if that is what the client or customer wants. If the salesperson or associate broker communicates with a client or customer and after that communication the client or customer asks the broker to be released from a written agreement, disciplinary action may be taken against the salesperson or associate broker by the Commission.
K.S.A. 58-30,103(n) states, “A licensee shall not induce any party to break any agency agreement or written transaction brokerage agreement.”
K.S.A. 58-3076(b)(2) states, “A licensee or anyone on behalf of any such licensee or firm, whether licensed in this state or in another shall not counsel a client or customer of another real estate licensee on how to terminate or amend an existing agency agreement or sales contract.”
If a licensee transfers their affiliation prior to the closing of a pending transaction, the broker may compensate the licensee for the work done while they were employed with the broker. Again, a licensee cannot continue to work a transaction or agency agreement under the original broker once their affiliation changes to a new broker. The Commission does not have jurisdiction over licensee compensation. Licensees should review their brokerage independent contractor agreements and policy manuals for information regarding how compensation payments should be handled in the event of an affiliation change.
To transfer a license, a licensee should login to their account in the Public Portal and follow the instructions under License Change Forms. This form is also available under Company Change Forms.

Did You Know?
A transaction broker addendum can only be used when the broker already has a buyer agency agreement with the buyer AND a seller agency agreement with the seller. The addendum is used to avoid dual agency. If you cannot fill in both blanks at the top of the form, do not use. The addendum is needed in the following situations:
- The broker has a buyer agency agreement with the buyer and a seller agency agreement with the seller with no designated agent named in either agreement.
- The broker has a buyer agency agreement with the buyer and a seller agency agreement with the seller with the same affiliated licensee named as a designated agent in both agreements.
With full disclosure, a seller’s agent or designated seller’s agent may assist a buyer in the purchase of the client’s property. The informed consent shall be evidenced by a transaction broker addendum to the agency agreements and shall be signed by the buyer prior to writing the offer and by the seller prior to signing the contract. See K.S.A. 58-30, 109.
Disciplinary Actions
Revocations, suspensions, and aggregate fines of $500 or greater issued 4/5/25 - 6/9/25.
