I apologize for the 2nd email in a short period. Shortly after I dispatched my newsletter, I received a communication from Lake Villa Township Assessor Jeff Lee, that I believe is worthy to share with you, regarding your property tax assessment notices you received last week. It's important to note that the deadline for contesting your assessment, for Lake Villa township, with the Board of Review is September 7th. (If you reside in a different township, let me know and I will find out your deadline.)
If you plan on filing an appeal, I recommend you reach out to the assessor in advance of that date to go over it with him so you have time to follow through with your appeal if you are not satisfied with the outcome of your meeting with the assessor.

Lake Villa Township 2021 Assessments Published
On August 5, 2021 Assessment Notices, also known as the “Blue Card”, will be mailed to the taxpayers of Lake Villa Township. It is very important to review the values and contact my office with any questions or concerns as soon as possible.
The 30 day appeal deadline to file a formal appeal to the Lake County Board of Review will be September 7. After that deadline, my office cannot make changes to the valuation unless there is a factual error such as a data entry error.
Contact the Assessor’s Office
Homeowners are strongly encouraged to submit evidence and discuss the assessed value with my office first. Please feel free to contact my office with any questions you may have regarding your assessment. My staff and I are happy to discuss and review your assessment with you. We can evaluate the evidence, and if warranted, make a change to your assessment without necessitating further appeal. It is also advisable to contact my office as soon as possible; we expect to be very busy.
Covid-19 Procedures
The Lake Villa Township Assessor’s Office has re-opened to the public. We will be staffed during normal business hours to assist residents regarding assessment, real estate tax, and exemption questions.
To limit your potential exposure, it is strongly recommended to phone our office or send an email. Email can be an efficient method to ask questions and submit evidence.
New procedures to file an on-line appeal
Starting in 2019, all property assessment appeals must be submitted electronically. Property owners can appeal their assessment on their own through the Lake County Board of Review. No attorney is required for a residential appeal. Appeals can be completed in a few minutes by using the SmartFile E-Filing Portal. Please visit the Lake County website for instructions and the on-line application.
